Where Killearn Estates is and what it looks like
Killearn Estates is in northeast Tallahassee, part of the larger Killearn area that also includes Killearn Acres and, farther north, Killearn Lakes Plantation. It was planned as a residential community with underground utilities, which was new for Tallahassee at the time, and it is built around Killearn Country Club and its golf course. The area has a number of small lakes and several neighborhood parks, including Killearn Way Park and Shannon Lakes Park, and a neighborhood swim club.
The housing is mostly single-family homes on wooded lots, built over several decades, so you will see a range of ages and styles from street to street. The Killearn Homes Association serves the neighborhood. Ask about its dues and what they cover, and whether membership is required for the specific lot, because older deed restrictions do not always match the current association.

What drives demand here
Tallahassee is a young city. Census puts the median age at 28.2, and only 11.7% of residents are 65 or older. Much of the city's housing near campus is apartments, with 29.8% of units in buildings of 10 or more. Killearn Estates offers the opposite: owner-occupied houses with yards, mature trees and a golf course, a short drive from shopping along Thomasville Road and from I-10.
Buyers here are often families, faculty and state employees who want an established neighborhood, and empty nesters who want a larger lot. With seasonal homes at only 1.0% of the city's stock, nearly every neighbor lives here year-round.
Older homes, big trees and insurance
Tallahassee's median year built is 1988, and many Killearn Estates houses are of a similar age or older. Expect an insurer to ask for a 4-point inspection and look closely at roof age. Order a wind mitigation inspection too. Older houses can still earn credits for roof-to-wall connections and opening protection if those features are documented.
The wooded lots are the neighborhood's appeal and its main storm risk. In high winds, large oaks and pines near the house are the most likely cause of damage. Have an arborist assess trees within falling distance of the roof, and price any removals before you remove your inspection contingency. Some homes back onto lakes or low areas, so check the FEMA flood zone and drainage for the specific address.
Golf course lots and lake lots
Homes along the Killearn Country Club course or on one of the lakes usually sell above the neighborhood's typical value. If you are considering one, ask about stray golf balls and any easement for the course, check how the lot drains toward the water, and read any rules on docks, fences or tree removal along the edge. Club membership is separate from owning a home in Killearn Estates. Ask the club directly about current membership options and costs.
Daily life and getting around from Killearn Estates
The neighborhood is residential, and most errands mean a short drive to the shopping centers along Thomasville Road or to the Bannerman Road area farther north. Downtown and the FSU campus are a longer drive south, and traffic on the main north-south roads builds at rush hour and during the school year. If you will commute to the Capitol or campus every day, test the drive at 8 a.m. before you decide.
Streets inside Killearn are curving and wooded rather than a grid, with parks and lakes spread through the neighborhood. That is a big part of why buyers pay above the city's typical value to live here.
Taxes and what a purchase costs
Property taxes reset to market value when you buy, so the seller's bill is not a guide to yours, especially in a neighborhood where values have risen 22.3% in five years. For a permanent residence, homestead takes up to $51,411 off assessed value in 2026 and limits annual increases to 3% or CPI. Check whether the home is inside the city limits, which affects the millage and utility provider. Florida has no state income tax.
What to check before buying in Killearn Estates
- Roof age and permit history, plus 4-point and wind mitigation reports
- Trees near the house and the cost of any removals
- Association dues and deed restrictions for the specific lot
- Drainage and flood zone for lake and low-lying lots
- Utility provider and city or county location
