Buying a Condo in Tallahassee
A capital-city market where many condos are two-story townhouses with a shared roof.
A typical Tallahassee condo is worth about $177,802 on Zillow's home value index, down 1.2% over the past year, while a typical house is about $302,000 and rose 1.5%. A condo costs about 59% of a house here, and the condo market held up better than in most Florida cities, partly because a lot of it is townhouse-style stock that buyers treat like small houses.

Who lives in Tallahassee's multi-unit buildings
Census data gives Tallahassee a median age of 28.2 and puts 11.7% of residents at 65 or older. Some 29.8% of housing units are in buildings of ten or more units, and 39.3% are single-family detached. Only 1.0% of homes are seasonal, and the median year built is 1988.
That profile reflects two large universities, Florida State and Florida A&M, plus state government. Condo buyers here are often state and university employees, graduate students' families, young professionals and buyers moving from larger metros who want a low-maintenance first purchase. Most plan to live in the unit, which shapes the kind of complex that holds value.

The price ladder from one bedroom to four
Zillow's bedroom figures for Tallahassee are $127,219 for a one-bedroom, $175,424 for a two-bedroom, $288,717 for a three-bedroom and $475,580 for a four-bedroom. The lower third of the market tops out near $180,330.
Two things stand out. The jump from one to two bedrooms is only about $48,205, so a two-bedroom is often the better buy for resale. And the step to three bedrooms adds about $113,293, which is roughly where the market moves from condos and townhouses into houses. If your budget is under $200,000, a two-bedroom condo or townhouse is the realistic target.

Condo-titled townhouses: what you own and what you don't
Many Tallahassee attached homes are two-story townhouses legally set up as condominiums. They look like small houses with their own front door, but the association usually owns and insures the structure and the land. That has practical effects.
- The association's master policy covers the building, and you buy an HO-6 policy for the interior.
- Roof, siding and exterior paint are association projects, paid from reserves or assessments.
- Florida's condo statute applies, including the 7-day cancellation window after you receive the documents on a resale unit, weekends and legal holidays excluded.
Other townhouses are fee simple, where you own the lot and the building and insure it yourself. Confirm which you are buying before you compare monthly costs, because the fee covers very different things in each case.
Reserves, inspections and what older complexes owe
With a median build year of 1988, much of Tallahassee's condo stock is now 30 to 45 years old. Condo buildings with three or more habitable stories need Florida's milestone inspection by December 31 of the year they turn 30 (25 if the local building official requires it), then every 10 years, plus a Structural Integrity Reserve Study every 10 years. Since budgets adopted on or after December 31, 2024, owners can't waive or reduce those reserves.
Two-story townhouse condos often fall below the three-story threshold, so the state rules may not apply. That puts the burden on you to check the reserve schedule. Ask for the age of every roof, the last paving date and the balance set aside for each. A complex that has never replaced its original roofs is due.
Inland storms, trees and flood pockets
Tallahassee is about 20 miles from the Gulf, so storm surge isn't the concern it is on the coast, but hurricane wind is. Hermine in 2016 and Michael in 2018 brought down trees and power lines across the city. Mature tree canopy is part of the city's appeal, and it is also how many roofs get damaged. Ask the association how it handles tree trimming and what its master policy covers.
The master policy's hurricane deductible, usually 2%, 5% or 10% of insured value, applies once per calendar year, so put loss assessment coverage on your HO-6. Tallahassee also has low areas that flood in heavy rain. Look up the FEMA zone for the building; an A-zone address will need flood insurance for a mortgage.
Loans and closing costs at Tallahassee prices
Lenders review the condo project. Complexes with a low share of owner-occupants, owners behind on dues, active litigation or thin reserves can fail conventional or FHA standards. Ask for a project review before you pay for an appraisal. On the typical $177,802 condo with 20% down, the note stamps and intangible tax total about $782; with 10% down, about $880.
If you live in the unit full time, file for homestead, which can take up to $51,411 off assessed value in 2026. Eligibility is set as of January 1, so someone who closes and moves in during the fall applies for the following tax year, and the deadline to file with the Leon County Property Appraiser is March 1. This isn't legal or tax advice.
Reading the trend without overreading it
Tallahassee's all-homes index is up 1.5% over the past year and 17.5% over five years, a steadier path than many coastal cities. Condos slipped 1.2%. The steady demand from government and university jobs helps explain that, though it says nothing certain about the future. Houses still outperformed condos over the year, which matches the statewide pattern, so a buyer choosing between a two-bedroom condo and a small house should run both through the same monthly budget before deciding. A shortlist that separates owner-heavy townhouse condos from student-oriented complexes, and checks roof ages before showings, saves most buyers a lot of time here.
