Buying a House in Margate
Concrete-block houses from the 1970s, priced under the cities next door
Buying a house in Margate costs less than in most of central Broward: Zillow's home value index puts the typical single-family home at $439,486, down 0.8% over the past year. Most of those houses date from the 1970s and 1980s, so the inspection, the roof and the insurance quote matter as much as the price.

Margate house prices by size
A typical 3-bedroom in Margate runs around $463,073 and a typical 4-bedroom around $549,085. Zillow has no 5-bedroom figure for the city, which tells you how few large houses there are. The upper third of the whole Margate market starts around $494,787.
The gap between a 3- and a 4-bedroom is about $86,000, smaller than in many Broward cities, so it is worth pricing both. After a 20.7% rise in the all-homes index over five years, prices are now roughly flat to slightly down, which gives a buyer more room to ask for repairs or credits after inspection.

What to inspect in a 1978-era house
The Census median year built in Margate is 1978. Houses from that period were built before Florida's statewide building code took effect in 2002, and many have had partial updates rather than full renovations. A standard inspection plus these items is the minimum I would want:
- Roof age and type. Insurers look closely at roofs near the end of their life, and some will not write a policy on an old one.
- 4-point inspection. Roof, electrical, plumbing and HVAC, often required by insurers on older homes. Older panel brands and original galvanized or cast-iron pipes can be deal points.
- Sewer line camera. Older cast-iron drain lines under the slab can be expensive to replace.
- Permits. Check that additions, enclosed garages and newer windows were permitted with the city.

Water lots, flood zones, wind mitigation and the insurance quote
Plenty of Margate houses back onto a lake or a canal, and listings often price that view in. These inland waterways are part of the drainage system that carries rainwater toward the coast. They are pleasant to look at and some allow small boats or kayaks, but they do not connect a Margate backyard to the ocean.
A water lot brings its own checks. Look at the bank behind the house for erosion, and ask who maintains it: the owner, the HOA or the drainage district. Ask whether a fence, dock or seawall is allowed, and whether past owners added any without a permit. In a heavy rain season, a lake lot can see water rise toward the yard, so ask the seller directly about past high water and look at the elevation certificate if there is one. A lake view is worth paying for, but you should know exactly what comes with it.
A wind mitigation inspection documents roof shape, roof-to-wall attachment, roof deck nailing and opening protection such as impact windows or shutters. Each feature can lower the wind portion of your premium. On a 1970s house the difference between a report with impact openings and one without can be meaningful, so ask the seller for an existing report first.
Margate is inland, but it has many canals and lakes, and some lots fall in FEMA flood zones. If the house is in an A or AE zone and you have a mortgage, the lender will require flood insurance. Look up the zone for the exact address, ask for an elevation certificate if one exists, and get both wind and flood quotes before your inspection period ends.
HOA, homestead and the tax bill after you buy
Some Margate subdivisions have a homeowners association and many older streets have none. Where there is one, ask for the fee, the rules on fences, colors and parking, and whether any assessment is planned. CDD assessments, common in newer Florida developments, are rare in an established city like this one.
For property taxes, the key fact is that the assessed value resets to market value after a sale. A seller who has owned for 20 years may show a small tax bill that you will not inherit. If the house becomes your permanent residence, homestead in 2026 can reduce the assessed value by up to $51,411, and Save Our Homes caps yearly increases at 3% or CPI. File with the Broward County Property Appraiser after you close.
Margate against the cities around it
On an all-homes basis, Margate at $321,227 sits well below Coral Springs at $521,975, Plantation at $492,003 and Fort Lauderdale at $509,743. Tamarac at $291,266 and Deerfield Beach at $271,903 come in lower, partly because their mix tilts even more toward condos. Pompano Beach, to the east, averages $350,137.
For a house buyer, the most direct comparison is usually Coral Springs, since many Margate neighborhoods are a short drive from it. You trade some newer construction and larger lots for a lower price, and the savings can cover a new roof or impact windows with money left over.
Is Margate a good place to buy a house
For buyers whose budget tops out in the mid-$400,000s and who want a detached house in central Broward, Margate is one of the few cities where that budget still buys a typical 3-bedroom. It suits people who are fine with an older house they can update, and less so those who want new construction or a short trip to the beach.
The best Margate purchases I see come from buyers who price the roof, the insurance and the AC into their offer from the start. If that is the house you are looking for, a shortlist filtered by roof age and flood zone is the next step.
