Buying a House in Davie
Where the lot often matters more than the house on it
A typical single-family house in Davie is worth about $624,877 on Zillow's home value index, down 0.8% over the past year. What you get for that money depends heavily on lot size, because Davie mixes standard subdivision lots with half-acre and acre parcels zoned for horses.

Davie house prices by bedroom count
Zillow's bedroom figures cover all home types, but above two bedrooms they are mostly houses:
- Three bedrooms: about $495,679.
- Four bedrooms: about $848,301.
- Five or more: about $1,756,470.
The step from three to four bedrooms is roughly $352,600, or 71%. In most Broward cities the fourth bedroom costs far less than that. In Davie, four- and five-bedroom homes are more likely to sit on large lots in the western ranch areas or gated estate enclaves, so you are paying for land and setting along with the extra room.
The upper third of Davie's market starts near $1,056,530. The lower third runs up to about $275,835, and that tier is mostly condos and manufactured homes, so a detached house usually starts above it.

Checking a large lot before you buy
Larger Davie lots come with checks that a typical subdivision buyer never thinks about.
- Zoning: rural and agricultural districts control whether you can keep horses, add a barn, build a guest house or split the lot later.
- Water and sewer: some properties are on a private well and septic system. Order a septic inspection and a well water test, and ask when the septic tank was last pumped.
- Survey: fences, barns and driveways sometimes cross property lines or sit on easements. A current survey shows it.
- Drainage: western Broward is low and flat. Walk the lot after a heavy rain if you can, and look at where the water goes.
These checks cost a few hundred dollars each and can save tens of thousands. On horse properties, also look at the condition of fencing, stalls and any arena footing, and ask whether barns and other outbuildings were permitted, since an unpermitted structure can complicate both insurance and a future sale.

Roof, windows and the 1989 median build year
Census data puts Davie's median year built at 1989, newer than Fort Lauderdale or Hollywood. That helps with insurance, since many homes were built or updated after Hurricane Andrew led to stricter building codes in South Florida. It does not mean the roof is new. A 1990s shingle roof has usually been replaced at least once, and insurers will ask the date.
Get a wind mitigation inspection along with the general inspection. It documents roof shape, roof-to-wall attachment, roof deck nailing and opening protection, and each item can lower the premium. For homes older than about 25 or 30 years, many insurers also want a 4-point inspection covering the roof, electrical, plumbing and HVAC. Ask your agent which reports the insurer needs before you schedule.
Flood zone, insurance and the hurricane deductible
Davie is inland, and that leads buyers to skip flood questions. Many Davie streets sit in FEMA flood zones because of the low terrain and canal system. If the house is in an A zone and you finance it, the lender will require flood insurance. Outside those zones it is optional and often inexpensive, and worth quoting anyway.
Get both homeowner's and flood quotes during your inspection period, not after. Check the hurricane deductible: on a $625,000 dwelling, a 2% deductible is $12,500 and a 5% deductible is $31,250. Florida applies the hurricane deductible once per calendar year, so a second storm in the same season doesn't trigger a second full deductible.
HOA, gated enclaves and property tax
Some Davie neighborhoods have no HOA at all, particularly older ranch areas. Others are gated communities with dues that cover the gate, common landscaping and sometimes security. Ask for the HOA budget, any pending assessments, and the rules on fences, sheds, boats and animals. A few newer communities also carry CDD assessments, which appear on the property tax bill rather than as HOA dues.
Property tax resets to market value after you buy. If the house is your permanent home, file for homestead to cut up to $51,411 off assessed value in 2026 and cap future increases at 3% or CPI. Amendment 3 on the November 3, 2026 ballot could change these rules, and the outcome isn't known as this is written.
Manufactured homes as the cheaper way to own a house
Census data shows 13.7% of Davie's homes are mobile or manufactured homes, a high share for Broward. In some communities you own both the home and the lot. In others the land is leased and you pay a monthly lot fee. Owned-lot homes generally hold value better and are easier to finance. Ask the year the home was built, since homes built after 1994 meet stronger HUD wind standards, and get an insurance quote early.
Davie's prices against neighboring cities
Davie's all-homes value of $515,457 sits in the middle of central Broward. Weston, to the west, averages $718,627. Plantation at $492,003 and Pembroke Pines at $486,731 cost slightly less with more uniform subdivisions. Sunrise at $360,778 and Tamarac at $291,266 are the cheaper options nearby, with older housing and smaller lots. Fort Lauderdale averages $509,743 with very different, older stock.
Over five years, Davie's all-homes index rose 23.1%. If you want space and a central location, and Weston's prices are out of reach, Davie is often where the search ends up. Tell me the lot size and bedroom count you need, and the shortlist below can narrow it to specific neighborhoods.
