Buying a Condo in Dania Beach

A small Broward city where condos cost well under half of a house

A typical condo in Dania Beach is worth about $212,057 on Zillow's home value index, down 2.9% over the past year, while a single-family house sits near $499,115. That gap is the main reason buyers look here, and the main job is picking a building whose finances can carry its age.

What $212,000 buys in Dania Beach

The condo index is about 42% of the single-family figure, so a condo is the realistic entry point for most buyers who want to live a short drive from the beach and the airport. By size, Zillow puts a one-bedroom at about $140,940 and a two-bedroom at about $249,230. That $108,000 step between them is large for this price range, and it tells you two-bedroom units with two baths are what most buyers compete for.

The lower third of Dania Beach's market tops out near $196,809, which overlaps almost entirely with condos and manufactured homes. Census data shows 32.0% of homes are in buildings with 10 or more units, 21.7% are detached houses and 12.4% are mobile homes. The median home was built in 1977, so most condo buildings you tour will be 40 to 50 years old.

Older buildings and the post-2022 condo rules

Florida's condo safety law changed the math for buildings of this age. Any condo building with three or more habitable stories needs a milestone structural inspection by the end of the year it turns 30, then every 10 years. The same buildings need a Structural Integrity Reserve Study every 10 years, and for budgets adopted on or after December 31, 2024, owners can no longer vote to waive or cut those reserves.

In a 1970s building, that usually means one of three situations:

Many Dania Beach condos are two-story garden buildings. Those fall below the three-story line for milestone inspections and SIRS, though the association still has to maintain the roof, plumbing and structure, and still needs reserves.

Monthly fees, insurance and what they cover

Condo fees in an older Broward building pay for the master insurance policy, reserves, water and sewer in many cases, landscaping, and sometimes cable or internet. The master policy is often the largest single line, and it has grown fastest. When you compare two units, compare what the fee includes and how much of it goes to reserves, since a low fee with thin reserves is a future assessment.

Your own HO-6 policy covers walls-in, contents and loss assessment, which pays your share if the association levies an assessment after a covered loss. Ask an agent to quote it while you are still inside the inspection period, using the building's year, roof age and wind mitigation report. Flood insurance is separate. Check the FEMA zone for the building and ask whether the association carries flood coverage on the structure.

Getting a mortgage on a Dania Beach condo

Lenders sort condo buildings into warrantable and non-warrantable. A building can fall into the second group for reasons that have nothing to do with the unit: pending litigation, low reserves, a large share of owners behind on fees, too much commercial space, or unfinished structural repairs. Conventional and FHA loans need a warrantable building, and FHA also needs the project to be approved.

If the building is non-warrantable, your choices narrow to cash, a portfolio lender or a non-QM loan with a larger down payment. Ask your lender to review the condo questionnaire before your inspection period ends. That one document decides more condo purchases than most inspection findings.

Location points that affect resale

Dania Beach sits directly south of Fort Lauderdale-Hollywood International Airport and close to Port Everglades. That proximity is convenient, and it also means aircraft noise on some streets. Visit a building at different times of day before you commit, and look at where it sits relative to the runways.

The city's beach frontage is short, and much of it is park land, including Dr. Von D. Mizell-Eula Johnson State Park. Most condos are inland along US-1 and the main east-west roads, so walking distance to the sand is rare and priced accordingly. Pet limits, age restrictions in 55+ buildings, and rules on leasing all shrink or widen your future buyer pool, so read them as resale factors.

Dania Beach against nearby Broward cities

Dania Beach's all-homes value of $333,118 sits well below its neighbors. Hollywood, directly south, is at $442,331 and Fort Lauderdale to the north at $509,743. Cheaper options in Broward include Lauderhill at $211,924, Deerfield Beach at $271,903 and Tamarac at $291,266, though those are farther from the airport and port. Pompano Beach, at $350,137, is the closest match on price with more beachfront towers.

Over five years Dania Beach is up 18.5%, and the condo index is down 2.9% over the last year, more than the 1.5% slip for all homes. Sellers of older units are competing with buildings that already finished their repairs, which gives a careful buyer room to negotiate. If you want to compare specific buildings side by side, the shortlist below is the place to start.

Quick answers

How much is a condo in Dania Beach, FL?

Zillow's index puts the typical condo at about $212,057. One-bedrooms average around $140,940 and two-bedrooms around $249,230.

Is Dania Beach a good place to buy a condo?

It is one of the cheaper ways into east Broward near the beach and airport. The trade-off is older buildings, so review reserves, inspections and assessments before you sign.

Do I get time to cancel after reading the condo documents?

Yes. For a resale condo, Florida gives you 7 days, excluding weekends and legal holidays, after you receive the association documents.

Is there airport noise in Dania Beach?

Some areas get aircraft noise because the city borders Fort Lauderdale-Hollywood International Airport. Visit the building at several times of day before you buy.
