55+ Communities in Sun City Center

One retirement town, several sets of rules: how to pick the right section

Sun City Center is itself a large 55+ community, and within it buyers choose between gated condo and villa sections like Kings Point and deed-restricted neighborhoods of detached houses. On Zillow's home value index, condos run about $182,939 and single-family homes about $306,268, so the section you pick decides your price range as much as your lifestyle.

What makes a community legally 55+

Under the federal Housing for Older Persons Act, a community can restrict residents by age if at least 80% of occupied units have at least one resident who is 55 or older, it publishes and follows policies showing it intends to be 55+, and it verifies ages. The remaining 20% gives associations some room, and each one decides how to use it.

That is why two homes a mile apart in Sun City Center can have different rules. One association may allow a younger spouse but not a younger co-owner. Another may cap guest stays at a set number of days. Ask for the written age policy, not a verbal summary, for the exact home you are considering.

The main types of 55+ housing in Sun City Center

Census data shows 56.2% of homes here are single-family detached and the rest mostly attached. Mobile homes are only 0.6%, so the land-lease manufactured-home parks common elsewhere in Florida are not a big part of this market.

Prices by section type and size

The big spread in Sun City Center prices comes from housing type. Condos sit around $182,939, while single-family homes average about $306,268, a gap of roughly $123,000. By bedrooms, Zillow shows about $101,291 for one bedroom, $215,197 for two, $306,405 for three and $343,074 for four.

Trends differ too. Condos are down 12.5% over the year, while single-family homes are down 3.9%. Across all homes, values are up only 6.1% over five years. The lower third of the market trades around $176,568 and the upper third around $352,986.

When I compare options for a buyer here, I put a condo and a house in the same price band side by side with their monthly costs. The condo's lower price often comes with a fee that narrows the difference.

Fees: condo dues, association dues and amenities

Expect layers. A Kings Point condo has a condo association fee. A detached house in a deed-restricted section may carry dues to the main community association, plus a smaller neighborhood HOA. Golf memberships are usually separate from basic dues, and some clubs have their own fees.

For each home, ask for:

For condo buildings three or more stories, Florida's milestone inspection and structural reserve study rules apply, and associations can no longer waive required structural reserves for budgets adopted on or after Dec 31, 2024. Many Sun City Center condos are lower than that, but ask how the association funds its roof and building reserves anyway.

Homestead and the 55+ buyer's tax bill

If you make Sun City Center your permanent home, homestead can cut up to $51,411 from the assessed value in 2026, and the Save Our Homes cap limits yearly assessment increases to 3% or inflation. Only 5.1% of homes are seasonal, so most of your neighbors will have homestead.

If you keep your main home elsewhere, as many Canadians and northern buyers do, you won't get the exemption, and the non-school cap is 10% a year instead of 3%. Homestead or not, a Sun City Center purchase resets the assessed value to roughly what you paid. Budget from a fresh tax estimate on your price, not from the seller's bill. A seller who bought decades ago in one of the original sections may be paying a fraction of what your first bill will show, and that gap is easy to miss when you are comparing two homes on monthly cost. Amendment 3 on the November 3, 2026 ballot could change parts of this; the outcome is unknown at writing.
