55+ Communities in Sebring

One of the cheapest places in Florida to retire, if you read the fine print

Sebring is one of the least expensive retirement markets in the state: Zillow's home value index puts a typical two-bedroom home at $189,146 and the all-homes figure at $236,617. More than a quarter of residents (26.4%) are 65 or older, so a lot of the housing here was built for, and is still bought by, retirees.

What a 55+ budget buys in Sebring

The numbers in Sebring are low enough that many buyers coming from the coasts can pay cash. A one-bedroom runs about $101,243 and a three-bedroom about $271,845. The lower third of the market sits around $155,507, which is where most manufactured homes and older condos land. Condos average $138,515 and have dropped 7.5% over the last year, while single-family homes are at $241,433 and down 1.6%.

Over five years, Sebring's all-homes value is up 24.3%. That run-up came mostly before the last year, so prices now look flat to slightly lower. For a buyer, a soft year means more room to negotiate on inspection items and closing costs, especially on homes that have been listed for a while.

A simple way to frame it: the price gap between Sebring and a coastal retirement town is often large enough to cover a new roof, impact windows and several years of association fees. I'd still budget for those items rather than assume a low price means low total cost.

Manufactured homes, land leases and owned lots

Mobile and manufactured homes make up 7.0% of Sebring's housing, and many of the age-restricted parks around the lakes are this type. The single biggest question with any of them is who owns the dirt.

Older manufactured homes also matter for insurance. Homes built before 1994 were built to an earlier federal wind standard, and some insurers won't write them or charge much more. Get an insurance quote with the exact year and model before you commit.

The age of the housing stock

Sebring's median home was built in 1979, which is old by Florida standards. That shows up in three places for a retiree buyer: roofs, plumbing and insurance. A 4-point inspection (roof, electrical, plumbing, HVAC) is often required by insurers for homes this age, and a wind mitigation report can lower the premium if the roof has clips or straps. Ask for permit dates for the roof and any replumb.

For single-family homes, Sebring's 52.6% detached share means plenty of choice outside formal 55+ communities too. Some retirees skip age restriction entirely and buy a plain three-bedroom on a quiet street, accepting no clubhouse in exchange for no association fee.

How the 55+ rule works in a Highlands County park

Under the federal Housing for Older Persons Act, a park or subdivision can restrict by age if at least 80% of its occupied homes have at least one resident who is 55 or older, and it verifies ages. The other 20% is a cushion, and each Sebring community decides how to use it. Some allow a younger spouse, some allow a caregiver, few allow children to live there. Get the written rules on guests, pets and vehicle parking before you sign, because those are the points that cause friction later.

Also ask about the seasonal crowd. Sebring's seasonal-home share is 7.8%, so many parks fill up in winter and thin out in summer. If you plan to live here year-round, ask what the activity calendar looks like in July.

Homestead, taxes and the reset after purchase

If Sebring becomes your permanent residence, the Florida homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes then caps yearly increases in assessment at 3% or CPI. A part-year resident who keeps a primary home in another state or in Canada can't claim it, and non-homestead property only gets a 10% cap on non-school levies.

Remember that the assessment resets to market value after a sale. The seller's tax bill is not your tax bill, especially if the seller held homestead for many years. On a land-lease home, property tax on the home itself may be small, but the lot rent often passes through the park's own tax costs. Florida has no state income tax, which is part of why retirees move here.

Sebring compared with nearby towns

Avon Park, just north, is cheaper at $206,119 for a typical home. Lake Placid, to the south, is almost the same as Sebring at $236,774. Lorida, to the east, sits at $251,059. Sebring is the county seat of Highlands County, so it has the most services, shopping and medical offices of the three main towns along US 27. It is also home to Sebring International Raceway, which brings large crowds in March for the 12 Hours of Sebring. If you prefer quiet, check how close a community is to the track and to US 27 traffic.

Sebring: questions and answers

Are there 55+ communities in Sebring, FL with no lot rent?

Yes. Some parks are resident-owned or deeded, so you own the lot and pay an HOA or co-op fee instead of lot rent. Ask the listing agent which type a community is before you tour, because the monthly cost and financing are very different.

How much does a home in a Sebring 55+ community cost?

Zillow's index puts a typical Sebring two-bedroom at $189,146 and the lower third of the market around $155,507. Manufactured homes on leased land can sell well below that, but you add monthly lot rent.

Can I get a mortgage on a manufactured home in a 55+ park?

Often yes, but the loan type depends on whether you own the land. Homes on owned lots can qualify for regular mortgages if they meet lender rules; homes on leased lots are usually financed as personal property with different terms.

Is insurance expensive for older homes in Sebring?

It can be. With a median build year of 1979, many homes need a 4-point inspection, and a wind mitigation report can bring the premium down. Get a quote during your inspection period.
