Where Avon Park is and how people get around

Avon Park sits in the middle of the Florida peninsula along US-27, the main north-south road through Highlands County. Sebring is just to the south, and most residents drive there for larger stores and services. The area is lake country: dozens of lakes, citrus groves and cattle land, with no coast within an easy drive.

South Florida State College has its main campus in Avon Park, and the Avon Park Air Force Range lies to the east. For flights, the nearest large airports are in Orlando and Tampa, each a long drive. If you plan to travel often, or have family who will fly in, count that drive as part of the cost of living here.

What a home costs and how prices moved

Zillow's figures by size:

The lower third of the market is around $112,358 and the upper third around $317,753. That spread is wide for a small town, because the market runs from older manufactured homes to newer houses on lakes. Single-family homes average $208,664.

Values rose 27.0% over five years, faster than many coastal cities, and slipped 1.1% over the past year. Much of that growth came from buyers priced out of other parts of Florida. Compared with nearby towns, Avon Park is the lowest: Sebring runs about $236,617, Lake Placid about $236,774 and Lorida about $251,059. Venus, farther south in the county, is higher at about $356,449, a small rural market where a handful of sales can move the figure.

For a buyer coming from a coastal Florida city or from out of state, the practical effect is that a cash purchase is realistic for many people here. That changes the process: no appraisal or loan conditions, faster closings, and more weight on the inspection, because no lender is checking the property for you.

The housing stock: old, mixed and often manufactured

Census data shows a median build year of 1980, so a typical house here is more than 45 years old. Single-family detached homes are 50.8% of housing, mobile homes 14.7% and buildings of 10 or more units only 4.0%. The rest is duplexes, small apartment buildings and other attached homes.

For a buyer that means:

Who lives here

The population is 10,057 and the median age is 49.5. Nearly a third of residents (31.8%) are 65 or older, and 6.6% of homes are seasonal, so winter brings some snowbirds but most residents are year-round. The college and local employers keep a working-age population in town too.

Daily life is small-town: a historic downtown, local churches and civic groups, fishing and boating on the lakes, and a short drive to Sebring for more choice. People who move here from big metros often say the quiet is the point, and some find it too quiet after the first summer.

Pros and cons

What newcomers underestimate

Insurance relative to price. A $200,000 house can carry an insurance bill that feels like it belongs to a much pricier home, especially with an old roof. Ask for the roof age and permit, a wind mitigation report and a 4-point inspection, and get a quote before your inspection period ends.

Flood risk on the lakes. Being inland doesn't mean no flood zone. Lakefront and low-lying lots can sit in FEMA A or AE zones, which require flood insurance with a mortgage. Check the exact address and ask whether the home has ever taken on water.

Property tax after the sale. The assessment resets to market value when a home sells, so the seller's bill is not yours. With homestead on a permanent residence, up to $51,411 comes off assessed value in 2026 and annual increases are capped at 3% or CPI. Florida has no state income tax.

Repair costs and contractors. In a small town, roofers, plumbers and AC companies can be booked out after a storm. Factor in repair time as well as cost when buying a house that needs work.

If you want to see what $150,000, $250,000 or $320,000 buys in Avon Park today, a shortlist of current homes in each range is the quickest way to calibrate.
