What makes a community legally 55+

The federal Housing for Older Persons Act allows a community to exclude households with children only if at least 80% of occupied units have at least one resident aged 55 or older, and the community publishes age policies and verifies ages on a regular schedule. A mobile home park, a condo association or a subdivision can all qualify if their documents and practice support it.

In Key Largo, most housing is not age-restricted, even in complexes where nearly every owner is retired. If a legal restriction matters to you, ask for the governing documents, the age-verification procedure and the most recent survey of occupants. A listing that says "adult community" is not proof.

The three ways retirees usually buy here

Census data shows 63.5% of Key Largo's units as detached houses, 15.8% as mobile homes and 6.8% in buildings of 10 or more units. Each type works differently for a retiree.

Single-family stilt houses are the other common choice for retirees with a bigger budget. Stairs are the obvious concern with age, so some buyers look for homes with an elevator or plan to add a lift.

What the price data says for a retiree's budget

Zillow's all-homes index for Key Largo is about $1,094,723, and the single-family index about $1,068,265. A 1-bedroom runs about $764,586 and a 2-bedroom about $786,986, nearly the same, because in the Keys the land and water access set the price more than square footage does. The condo index, about $1,335,407 after a 9.0% gain last year, is skewed by a small number of high-end waterfront units.

For comparison on the same Zillow index, Tavernier is about $731,258 and Marathon about $832,447, while Islamorada is higher at about $1,238,000. Retirees looking for a lower entry point in the Upper Keys often look at Tavernier alongside Key Largo.

Monthly costs on a fixed income

Florida has no state income tax, which helps retirees drawing pensions or retirement account income. The bigger monthly risks in Key Largo are insurance and association costs. Plan for wind, flood and homeowners coverage, and get real quotes during your inspection period. Older homes need a 4-point inspection, and a wind mitigation report can lower the wind premium.

A permanent resident can claim the homestead exemption, up to $51,411 for 2026, and the Save Our Homes cap then keeps annual assessment increases at 3% or CPI. It does not apply to a land-lease lot you do not own, though the home itself may qualify if it is taxed as real property. Confirm with the Monroe County Property Appraiser. This isn't legal or tax advice.

Healthcare and hurricane planning

The closest hospital is Baptist Health's Mariners Hospital in Tavernier, a short drive south. More specialized care is on the mainland in Miami-Dade, so regular specialist visits mean a long drive on US-1. Factor that into the decision if you have ongoing medical needs.

Hurricane evacuation is a bigger issue for retirees than for most buyers. Monroe County typically asks residents of mobile homes to leave earlier than others, and the road out is shared with everyone else heading north. Have a place to go on the mainland, keep medications and records ready, and know how your park or association handles storm preparation and reentry.

Part-year owners and who Key Largo fits

With 31.6% of homes held for seasonal use, many older owners spend winters here and summers elsewhere. A seasonal home gets no homestead exemption, only a 10% cap on non-school levies. Canadians can generally stay up to about six months a year as visitors but should confirm the IRS substantial presence test and Form 8840 with a cross-border advisor.

Key Largo suits retirees who will boat, fish or dive and who are comfortable managing storm season and drives to the mainland. It fits less well for those who want a large amenity-rich 55+ community with golf and a full clubhouse calendar. If you tell me whether you want a park, a condo or a house, I can look for options that match and check their documents before you visit.

What buyers ask me

Are there 55+ communities in Key Largo?

There are few formally age-restricted communities. Many parks and condos have mostly older owners without a legal restriction. Verify any 55+ status in the community's documents.

How much does a retiree pay for a home in Key Largo?

Zillow's lower third of the market trades around $640,782. A 1-bedroom is about $764,586 and a 2-bedroom about $786,986. Mobile homes in land-lease parks can cost less but carry monthly lot rent.

Is Key Largo good for retirees?

It suits active retirees who want water access and a quieter pace. Insurance costs, hurricane evacuations and distance to specialized healthcare are the main drawbacks.

Can I get homestead on a mobile home in Key Largo?

If you own the land and the home and live there permanently, you can generally claim homestead. In a land-lease park the rules differ; confirm with the Monroe County Property Appraiser.
