Moving to Wilton Manors, FL

A small, older, walkable city next to Fort Lauderdale, and what that means for buyers

The typical home in Wilton Manors is worth about $582,390 on Zillow's home value index, up 1.0% over the past year and 29.9% over five years. That makes it pricier than Fort Lauderdale's citywide typical of $509,743, which surprises many people moving here, because the city is small and most of its houses date from the 1950s through the 1970s.

A small city with a strong center

Wilton Manors has about 11,511 residents, per Census data, in an area of roughly two square miles just north of Fort Lauderdale. Branches of the Middle River wrap around much of it, which is where the nickname Island City comes from. Wilton Drive is the main street, lined with restaurants, bars and shops, and it hosts most of the city's street events.

For a newcomer, the appeal is scale. Much of the city is within a short bike ride of Wilton Drive, downtown Fort Lauderdale is a few miles south, and Fort Lauderdale's beaches are a short drive east. Fort Lauderdale-Hollywood International Airport is the nearest major airport, and I-95 is a few minutes west. The trade-off is that a city this small has a limited number of listings at any time, so buyers often wait for the right house.

What housing costs and how it is split

The market has two halves. Census data counts 45.6% of homes as single-family detached and 30.2% in buildings with ten or more units. The condo half is much cheaper: a typical single-family house costs about three times a typical condo. Going from two bedrooms to three adds about $340,203, the largest step in the bedroom ladder, because that is roughly where condos end and houses begin.

Zillow's lower third tops out around $260,817 and its upper third starts around $874,784. Single-family values held up over the past year while condos fell, which is the same split seen across older parts of Broward.

Older homes: what a 1971 median year built means

Census data puts the median home in Wilton Manors at 1971, so the typical house is more than 50 years old. Many are mid-century ranch houses, and many have been renovated, some more carefully than others. Before you fall for a new kitchen, check:

Older condo buildings of three or more stories are well past the 30-year milestone inspection age. Ask for the milestone report, the Structural Integrity Reserve Study and board minutes before you commit.

River lots, flood zones and insurance

A good number of Wilton Manors homes back onto the Middle River and its canals, and some have docks with access to the Intracoastal Waterway. Waterfront lots usually command a premium, and they also carry the most flood exposure. Inland streets can be low too: much of the city sits close to sea level.

Check the FEMA zone for the exact address. In A or V zones, your lender will require flood insurance through the NFIP or a private carrier. Ask for an elevation certificate and ask the seller in writing about any past flooding. On a waterfront house, have the seawall and dock inspected separately. Get homeowner's and flood quotes during the inspection period, not after.

Who lives here and how it feels year round

The median age in Wilton Manors is 55.1 and residents aged 65 and over make up 22.9% of the city, older than Broward as a whole but far from a retirement town. Only 5.0% of homes are seasonal, so the city stays busy in summer. Wilton Drive draws visitors from across the county on weekends and event nights, and streets nearby get parking pressure and noise. A house two or three blocks off the Drive is usually quieter and keeps the walk. Visit the street you are considering on a Saturday night and again on a weekday morning before you make an offer.

Taxes and what newcomers get wrong

Florida has no state income tax, which is a large part of why many people move. Property tax replaces some of that, and in a city where prices rose 29.9% in five years, the seller's tax bill is a poor guide to yours. The assessed value resets to market value after a sale. If the home is your permanent residence, the 2026 homestead exemption takes up to $51,411 off assessed value, and future increases are capped at 3% or CPI.

Three mistakes come up again and again with buyers new to the older parts of Broward: underestimating insurance on an older house, skipping the sewer scope, and assuming waterfront means boat access without checking bridges and water depth. This isn't legal or tax advice. If you want a shortlist of Wilton Manors homes sorted by roof age, flood zone and distance from Wilton Drive, that is a good place to start.
