Where Plantation sits and how people get around
Plantation lies just west of Fort Lauderdale in central Broward County. I-595 runs along its southern side, Florida's Turnpike crosses the city, and major roads such as Broward Boulevard, Sunrise Boulevard and University Drive connect it in every direction. Fort Lauderdale-Hollywood International Airport is a short highway drive away, which is one of the practical reasons people choose Plantation over cities farther west.
The city was incorporated in 1953, and much of it was built in the decades after. Westfield Broward mall and the shopping along Broward Boulevard and University Drive cover daily errands. For healthcare, Plantation has HCA Florida Plantation Hospital and HCA Florida Westside Hospital. The beach is a drive east through Fort Lauderdale; Plantation itself is inland.
Location is what you pay for here. Downtown Fort Lauderdale, the airport and the port are all closer than they are from Pembroke Pines, Weston or Coral Springs, and that shows up in daily drive times. Before you choose a street, drive your commute at rush hour from that exact spot, since I-595 and the east-west boulevards back up heavily at peak times.

Housing stock and who lives here
Census data shows a median build year of 1984 for Plantation, older than Pembroke Pines or Weston. Detached single-family homes are 45.3% of the stock, and 31.5% of homes are in buildings of 10 or more units. Mobile homes are 0.8%.
About 96,293 people live in Plantation. The median age is 40.2, and 16.9% of residents are 65 or older. Only 1.0% of homes are seasonal, so this is a year-round city. Lauderdale West, an established 55+ community, accounts for part of the older population, while most single-family neighborhoods are mixed in age.
Neighborhoods across the price range
Zillow tracks seven Plantation neighborhoods, and their values tell you a lot about the city's layout:
- Lauderdale West at about $268,351 and Mirror Lake at about $337,546 are the lowest, and both fell over the past year.
- Plantation Park East at about $472,826 sits close to the city's typical value.
- Country Club Estates at about $677,464 and Plantation Gardens at about $679,704 are mid-to-upper single-family areas.
- Plantation Isles at about $825,118 and Plantation Acres at about $1,074,493 are the top.
Plantation Acres, in the western part of the city, is known for lots of an acre or more, and some properties keep horses. It is the main reason the city's 5-bedroom figure is so high. The other names on Zillow's list do not cover every subdivision, so expect to hear many more local names while you look.
Insurance, roofs and storms in an older city
With a median build year of 1984, a lot of Plantation houses are 40 years old or more. Insurers commonly ask for a four-point inspection on homes of that age, covering roof, electrical, plumbing and HVAC. Original cast-iron drain lines, older electrical panels and aging roofs are the usual findings. A wind mitigation report helps on the wind portion of the premium.
Plantation is inland, but it is flat and cut by canals that drain the area. Check the FEMA flood zone for each address and get both homeowner's and flood quotes during the inspection period. Lenders require flood insurance in A zones. Large trees, one of the things people like about Plantation, also mean roof and gutter wear and storm debris risk; look at limbs over the house.
Taxes, and what newcomers usually get wrong
Florida has no state income tax. Property taxes and insurance become the larger part of your housing budget instead. If Plantation is your permanent home, file for homestead with the Broward County Property Appraiser; in 2026 it takes up to $51,411 off assessed value, and future increases are capped at 3% or inflation. Your assessment starts from your purchase price, not the seller's.
- Mistake one: comparing Plantation to Weston on price alone. Weston's typical home is about $718,627 and much newer; Plantation offers a closer-in location with older houses.
- Mistake two: skipping the sewer and plumbing checks on 1960s and 1970s houses.
- Mistake three: assuming a cheap condo stays cheap. Older buildings are funding reserves and repairs under the post-2022 condo rules.
Neighboring Sunrise, at about $360,778 on Zillow's all-homes index, and Davie, at about $515,457, are the usual alternatives when Plantation's inventory is thin. A shortlist across all three, sorted by roof age and insurance cost, tends to make the decision faster.
