Cooper City's typical home is worth about $666,167 on Zillow's home value index, up 0.5% over the past year and 33.7% over five years. It is one of the pricier cities in Broward because it is almost entirely single-family houses, and for buyers who want a yard, a year-round neighborhood and a central Broward location, it is a good place to live if the budget stretches that far.

What Cooper City is like

Cooper City is a small city of about 34,660 residents in southwest Broward County, between Davie to the north and Pembroke Pines to the south. Census data shows 75.2% of homes are single-family detached houses, only 4.9% of units are in buildings with 10 or more units, and mobile homes are close to zero at 0.3%. The median home was built in 1987.

That is a very different profile from Broward's coastal cities. There are no condo towers and little apartment-style stock. Most streets are subdivisions of one- and two-story houses, many around lakes, with shopping along the main roads. Brian Piccolo Sports Park, a large county park with sports fields, is in the city, and Embassy Lakes is one of its well-known neighborhoods.

Most houses from the 1980s and 1990s in South Florida were built of concrete block with stucco, typically with tile or shingle roofs, and many have pools. Block walls hold up well in wind, but the roof, windows and garage door are what an insurer looks at, so those three items tell you more about a Cooper City house than its finishes.

Who lives here

The median age is 40.6, and 16.0% of residents are 65 or older. Only 0.8% of homes are held as seasonal residences, which is about as low as it gets in South Florida. Practically everyone lives here year-round. For a buyer, that means sellers are usually local families moving up, moving out of state, or downsizing, and the market follows the school calendar more than the snowbird season. Families who need to move before a school year starts tend to compete hardest in spring and early summer.

What a house costs in Cooper City

Zillow puts the typical single-family house at about $669,316, up 0.5% in a year. The typical condo or townhome value is about $358,888, down 3.4%, but there are few of them. By size:

The lower third of the market sits near $488,737; the upper third starts around $938,556. Compared with neighbors on all-homes values, Cooper City is about $179,436 above Pembroke Pines (about $486,731), about $150,710 above Davie (about $515,457) and about $146,665 above Miramar (about $519,502). Part of that premium is simply housing type: neighboring cities blend in more condos and townhomes.

Prices held up better than most of Broward over the past year, which fits a market with little condo exposure.

Getting around

Main east-west roads include Griffin Road, Stirling Road and Sheridan Street, with Flamingo Road running north-south. I-75 and Florida's Turnpike are both nearby, which makes the city workable for commuting to Fort Lauderdale, Miami or west Broward. Fort Lauderdale-Hollywood International Airport is the closest major airport. The beach is a drive east across the county, so plan on a car for almost everything.

Pros and cons for buyers

In short, Cooper City fits families and working couples who want a house, plan to stay several years and can carry a South Florida insurance bill. It fits less well if you want a condo, a walkable downtown, a beach nearby or a second home you leave empty half the year.

What newcomers to Cooper City should know

The property tax on a house you buy will not match the seller's bill. Florida resets the assessment to market value after a sale, and a family that has owned for 20 years with homestead may be paying a fraction of what you will. Budget from the purchase price, and file for homestead by the deadline if the house will be your permanent residence.

Insurance is the second surprise for people moving from other states. Get the roof permit date, a wind mitigation report and, on older homes, a 4-point inspection, then get real quotes during the inspection period. Hurricane deductibles are a percentage of dwelling coverage, often 2% to 10%, so on a house insured for $500,000 a 2% deductible is $10,000. Check the FEMA flood zone of the exact address; western Broward is laced with lakes and canals, and some lots fall in high-risk zones where lenders require flood insurance.

Finally, read the HOA. Many Cooper City subdivisions have one, with rules on exterior changes, fences, boats and parking. If you want to see which Cooper City houses fit your budget and pass those checks, a shortlist is the practical first step.
