Buying a House in Altamonte Springs
Fewer detached houses than you'd expect, most of them from the 1970s and 1980s
A typical single-family house in Altamonte Springs is worth about $370,206 on Zillow's home value index, essentially unchanged over the past year at minus 0.1%. Houses are a minority of the city's housing, and most were built around the early 1980s, so the work in buying one here is less about finding a deal and more about knowing what a 40-year-old Florida house needs.

What houses cost by size
Zillow's bedroom breakdown for Altamonte Springs:
- 3 bedrooms: about $328,269
- 4 bedrooms: about $461,787
- 5 or more bedrooms: about $626,369
The step from 3 to 4 bedrooms is about $133,500, a big jump that reflects a change in neighborhood as much as in size. Most 3-bedroom homes here are block ranch houses in older subdivisions. Many 4-bedroom homes are in later, larger-lot or lakefront sections. The upper third of the whole market starts around $443,378.
House prices rose sharply from 2020 to 2024 and have held since, as the price chart shows. Condos, by contrast, fell 7.4% last year. The detached market is steady, so don't expect sellers of well-kept houses to discount much.
Where buyers do find room is on houses that need work: original kitchens, older roofs, dated baths. Sellers who priced off 2024 comps and have gone without an offer in 60 days will often credit for a roof or AC replacement. I would rather negotiate a repair credit backed by an inspector's estimate than argue over list price with nothing on paper. The credit has to fit within what your lender allows, so ask the loan officer for the cap before you write the request.

Why houses are scarce in Altamonte
Census data shows only 24.4% of Altamonte's homes are single-family detached. More are in buildings with 10 or more units, at 36.0%. The city grew around I-4, SR 436 and the mall area with apartments, condos and offices, and the single-family streets fill the spaces between lakes and those main roads.
Fewer houses means fewer listings at any moment. Good-condition 3-bedroom homes near the main roads get attention fast. I usually tell buyers to have their loan approval and inspection plan ready before the first showing, and to look in Casselberry and Longwood at the same time so a single missed house doesn't reset the search.

The 1980s house checklist
The city's median year built is 1983. Houses from that era are often solid concrete block, but their systems may be original or patched. During the inspection period, look at:
- Roof age. Florida insurers price heavily on roof age and type, and some won't write an older shingle roof at all. Ask for the roof permit date.
- Plumbing. Homes built between the late 1970s and mid-1990s may have polybutylene supply lines, which many insurers won't accept. Cast iron drain lines from the era can crack under the slab. A camera scope of the main drain is cheap insurance.
- Electrical panel. Some older panel brands are a known insurance problem. Your inspector will flag them.
- HVAC and water heater. Age and condition, plus ductwork in the attic.
- 4-point and wind mitigation. Insurers usually require a 4-point inspection (roof, electrical, plumbing, HVAC) on older homes. A wind mitigation report can lower the windstorm premium if the house has hip roof, good roof-to-wall connections or impact protection.
Order the insurance quote with these reports in hand. A house that looks cheap can stop being cheap at that step.
Lakes, flood zones and drainage
Altamonte Springs has many small lakes, and lakefront and lake-view lots are some of the most wanted in the city. They also need the most checking. Look up the FEMA flood zone for the exact lot. If the house is in an A zone and you have a mortgage, flood insurance is required. Outside those zones it is still often affordable and worth pricing, since inland rain flooding does happen in Central Florida.
Ask the seller about any water in the house or garage during past storms, and look at lot grading and gutters. Ask about sinkhole coverage when you get the homeowners quote. Florida policies must include catastrophic ground cover collapse, but broader sinkhole coverage is often extra.
HOA, taxes and the reset after a purchase
Many older Altamonte subdivisions have no HOA or only a small voluntary one, and CDDs are rare in this part of Seminole County. That's a real cost advantage over newer suburbs. Check the title work anyway for deed restrictions on fences, sheds, boats and RV parking.
Property taxes deserve more attention. Florida resets the assessed value to market value after a sale, so the seller's bill, often lowered by years of homestead capping, does not predict yours. Once you move in as a permanent resident, file for homestead: in 2026 it removes up to $51,411 from assessed value, and future increases are capped at 3% or the CPI change, whichever is lower. There's also no state income tax in Florida.
How Altamonte compares with nearby cities for a house
Altamonte's all-homes value of $289,149 is the lowest among its Seminole County neighbors, but that number is pulled down by condos. For a detached house, the city sits in the middle of the area:
- Lower overall: Sanford at $339,925 and Casselberry at $344,012
- Higher: Winter Springs at $423,358, Longwood at $455,153 and Lake Mary at $466,012
- Highest: Oviedo at $504,529 and Geneva at $582,421
What Altamonte offers for its price is location: I-4, SunRail, the Uptown Altamonte and Cranes Roost area, and AdventHealth Altamonte Springs. If you want newer homes or bigger lots for similar money, Sanford is the comparison. A side-by-side shortlist of both is a fast way to see the tradeoff.
Altamonte Springs: questions and answers
How much does it cost to buy a house in Altamonte Springs?
Zillow puts a typical single-family house at about $370,206 and a 3-bedroom at about $328,269. Add closing costs, the insurance quote and a fresh property tax estimate based on your price.
Is Altamonte Springs a good place to buy a house?
For buyers who want to be close to Orlando, I-4 and SunRail, yes. House prices have held steady, inventory is limited, and most homes are from the late 1970s and 1980s, so inspections matter.
What inspections do I need for an older house in Altamonte Springs?
A full home inspection, a 4-point inspection for the insurer, a wind mitigation inspection, and often a camera scope of the main sewer line. Check roof age and plumbing type early.
Do Altamonte Springs homes have HOAs?
Many older subdivisions have no mandatory HOA, or a small one. Newer and gated communities usually do. Check the title work and deed restrictions for each house.
