Moving to Altamonte Springs, FL

An inner Orlando suburb where a condo is the cheapest way in

Altamonte Springs is one of the more affordable ways to live in Seminole County, with a typical home value of $289,149 on Zillow's home value index, up 21.2% over five years and down 1.3% over the past year. It is a good place to live for buyers who want to be close to Orlando jobs and shopping and can accept a dense, older, car-oriented suburb; it is a poor fit for anyone picturing a large yard on a quiet street for under $300,000.

Where the city sits and how people get around

Altamonte Springs is just north of Orlando, along I-4 and State Road 436. That location is the main reason people move here: downtown Orlando, Maitland and Lake Mary are short drives, and SunRail, the region's commuter train, has an Altamonte Springs station near SR 436.

The city's commercial center is the area around Altamonte Mall, Uptown Altamonte and Cranes Roost Park, where the lake loop and surrounding restaurants and offices form a walkable pocket. AdventHealth Altamonte Springs is the hospital in town. Orlando International Airport and Orlando Sanford International are both reachable by highway.

Outside those pockets, daily life runs on the car. I-4 and SR 436 back up at rush hour, and a short distance on the map can be a slow drive. Test your commute at the hour you would actually make it.

What the housing stock really looks like

Census data shows how different Altamonte is from the rest of the county. Only 24.4% of homes are single-family detached, and 36.0% are in buildings with 10 or more units. The median year built is 1983, and mobile homes are almost absent at 0.1%.

That means much of the city is apartment complexes, condo communities and townhomes, with single-family neighborhoods filling the spaces between lakes and main roads. The price split follows: Zillow puts a typical condo at $159,018 and a typical single-family house at $370,206. A 2-bedroom runs about $179,152 and a 3-bedroom about $328,269.

So the low $289,149 citywide figure is partly a mix effect. If you need a detached house, plan around the $370,000 range, not the headline number.

Who lives here and what that means day to day

Altamonte is a working-age city. The median age is 36.7, only 15.5% of residents are 65 or older, and 1.0% of homes are seasonal. With 46,116 residents, it has more full-time households, young professionals and families than the coastal towns most retirees picture when they think of Florida.

The practical effect: no winter swell and summer lull, steady traffic year-round, and condo communities where owner-occupancy matters for financing. Many buyers relocating for a job in the north Orlando office corridor end up comparing Altamonte with Longwood, Casselberry and Maitland.

The age mix also shapes what is for sale. With few seasonal owners, listings here are mostly ordinary moves: job changes, growing families, downsizing. You see fewer furnished snowbird condos and fewer estate sales than on the coast, and more first-time buyers competing at the lower end. At the $160,000 to $200,000 level, expect other buyers using FHA and conventional loans with small down payments, which makes the condo association's approval status a practical issue.

Prices next to the neighboring cities

Altamonte is the least expensive city on Zillow's list of its Seminole County neighbors, mostly because so much of it is condos:

Altamonte's 21.2% five-year gain kept pace with its neighbors. The past year has been flat for houses, at minus 0.1%, while condos fell 7.4%. Buyers have more room to negotiate on condos right now than on detached homes.

Storms, flooding and insurance inland

Being inland means no storm surge, but it does not mean no hurricane risk. Central Florida gets hurricane-force wind in some storms, and heavy rain floods low streets, lakesides and areas near creeks. Hurricane Ian in 2022 caused serious rain flooding across the Orlando area.

What newcomers get wrong about Altamonte Springs

If you want to see houses and condos side by side at your budget, a shortlist built around your commute is the quickest way to narrow it.
