Location and the roads that define it
Casselberry sits in the southern part of Seminole County, where State Road 436 and US 17-92 cross. Those two roads carry most of the city's shopping, services and traffic. Step off them and you are in residential streets wrapped around lakes; Lake Triplet and Lake Concord are two of the better known.
From here, Winter Park, Altamonte Springs, Maitland and Oviedo are short drives, and SR 436 leads south toward Orlando International Airport. SR 417 is reachable to the east. Casselberry has no SunRail station of its own; the nearest stops are in neighboring cities.
The location is the main draw. Many people who work in Winter Park, Maitland or north Orlando look here because the same money buys more house than it does closer in.

Who lives in Casselberry
Casselberry is a year-round city. Census data shows 0.0% seasonal homes, a median age of 39.3 and 17.6% of residents 65 or older, out of a population of 30,135. That mix is close to an ordinary American suburb, with working households, families and some retirees who have lived here for decades.
For a buyer, year-round means steady traffic and steady demand. There's no winter rush and no summer lull in listings the way coastal towns have. It also means neighbors are mostly owners who live here, which tends to keep street-level upkeep consistent.
The long-time owners matter in another way. Many Casselberry houses have had one or two owners since they were built, and some come to market as estate or downsizing sales. Those are often the houses with original baths, older roofs and a lot of deferred maintenance, priced accordingly. For a buyer willing to renovate, they are the main source of value in the city. For a buyer who wants move-in ready, they are the listings to skip, because the renovated flips nearby sell at a clear premium over them.

Housing: houses, condos and manufactured homes
Census data shows 48.2% of Casselberry homes are single-family detached, 17.4% are in buildings with 10 or more units, and 7.6% are mobile or manufactured homes. The median year built is 1983.
- Single-family houses are mostly concrete block ranch homes from the 1960s through the 1980s, with some newer infill. Zillow puts a typical house at $359,923 and a 3-bedroom at about $347,872.
- Condos and townhomes are the entry point. A typical condo is about $157,213, down 7.6% over the past year.
- Manufactured homes are a bigger share here than in nearby cities. Some sit on owned land; others are in parks where you lease the lot. A lot lease means a monthly fee that can rise, and financing is harder. Ask which it is on the first call.
A 4-bedroom runs about $451,027. The upper third of the market starts near $442,567, which tells you most of Casselberry trades below the price of a typical Lake Mary or Longwood home.
Pros and cons from a buyer's chair
In favor:
- Central location between several job and shopping centers
- Lower prices than Longwood, Winter Springs, Lake Mary and Oviedo
- Many older neighborhoods with no mandatory HOA and no CDD
- Lakes and parks within the city
Against:
- Older housing that needs a careful inspection and often a 4-point for insurance
- Heavy traffic on SR 436 and 17-92
- Condo prices are falling, so condo buyers need to check association finances closely
- Fewer new homes and fewer large lots than eastern Seminole County
Prices against the rest of Seminole County
Zillow's typical values for nearby cities:
- Altamonte Springs $289,149, lower mainly because it has more condos
- Sanford $339,925, about the same
- Winter Springs $423,358 and Longwood $455,153
- Lake Mary $466,012 and Oviedo $504,529
- Geneva $582,421
For a 3-bedroom house, Casselberry at about $347,872 is one of the more affordable choices in the central part of the county. Over five years it rose 20.3%, in line with its neighbors. Over the past year it has been flat, which gives buyers time to inspect and negotiate without bidding wars.
What to know before you move
- Lakefront needs extra checks. Pull the FEMA flood zone, ask whether water reached the house in recent storms, and price flood insurance even if the lender doesn't require it. Central Florida saw heavy rain flooding during Hurricane Ian in 2022.
- Insurance is a bigger line than most newcomers expect. Roof age, plumbing type and a wind mitigation report all change the quote on a 1980s house. Get it during the inspection period.
- The tax bill resets. After a sale, the assessed value moves to market value. File for homestead once you live here full time: up to $51,411 off assessed value in 2026, with increases capped at 3% after that.
- No state income tax. For movers from states with one, that saving often offsets the higher insurance.
- Check city limits. Some streets with a Casselberry address are in unincorporated Seminole County, which can change utilities, code rules and the tax millage.
If you want houses near a particular lake or commute route pulled together, the shortlist is the place to start.
