Reading the numbers

The figures come from Zillow's home value index for each neighborhood, with the one-year change. Zillow does not publish five-year changes for these neighborhoods, so use Riverview's 12.5% five-year gain for context. Across Riverview, values fell 2.4% in a year, and most neighborhoods fell between 1% and 4%. Only a handful rose.

Zillow's neighborhood names and lines don't always match HOA boundaries or what locals call an area. Bloomingdale is the clearest case: locally it refers to a wider area around Bloomingdale Avenue near the Brandon line, while Zillow's Bloomingdale within Riverview is a small slice valued far below everything else. Treat that number with care and look at what is actually for sale.

Under $330,000: entry-level Riverview

Bloomingdale is about $179,374 (down 8.9%), Magnolia Park about $300,675 (down 3.7%), Riverview Highlands about $303,249 (up 1.7%), Summerfield about $311,627 (down 2.0%), Rivercrest about $312,729 (down 1.6%), South Pointe about $322,835 (down 2.5%) and Parkway Center about $329,570 (down 2.8%).

Bloomingdale's value and its steep drop look like a market with many attached homes or condos, which in Riverview fell 8.5% over the year. The others sit near the lower third of the market, around $284,790, and near the citywide three-bedroom average of about $320,945. Riverview Highlands is notable as one of the few areas that rose. In this tier, check age, roof and the CDD line carefully.

$345,000 to $390,000: the middle of the market

Tropical Acres South is about $349,677 (up 1.7%), Boyette Creek about $349,831 (down 2.6%), Brussels Bay about $351,471 (down 1.7%), The Summit at Fern Hill about $352,537 (down 4.8%), Panther Trace about $357,483 (down 1.8%), Medford Lakes about $357,865 (down 2.0%), Boyette Park about $358,893 (down 1.3%), Canterbury Lakes about $369,325 (down 0.2%), Riverview Meadows about $378,492 (down 1.8%), Lake St. Charles about $382,169 (down 3.1%), Pavilion about $383,248 (down 1.5%), Southfork about $384,302 (down 2.6%) and Colonial Hills about $385,689 (up 0.6%).

This is the largest group, and it spans the Riverview typical value. The Summit at Fern Hill had the biggest drop of any neighborhood outside Bloomingdale, which may mean room to negotiate. Canterbury Lakes and Colonial Hills held steadiest. With this many options at similar prices, compare HOA dues, CDD amounts, amenities and commute, since the houses themselves are often similar in age and size.

$395,000 to $450,000: larger and newer homes

Ashley Oaks is about $396,893 (down 1.3%), Creek View about $401,017 (down 3.4%), Cristina Phase about $403,477 (down 1.6%), The Oaks at Shady Creek about $410,640 (down 2.7%), Boyette Springs about $411,327 (down 0.9%), Triple Creek about $413,350 (down 3.9%), Spring Lake about $415,761 (down 2.4%), Alafia River Ridge about $430,151 (up 0.5%) and Winthrop Village about $444,335 (down 2.9%).

These line up with the Riverview four-bedroom average of about $394,649 and above. Triple Creek and Creek View fell the most in this tier. Alafia River Ridge was the only one to gain. Several of the names refer to the Alafia River or creeks, so flood zone and elevation deserve a check on every house.

Creekside: the top of the list

Creekside, at about $638,936 (up 0.3%), is far above every other Riverview neighborhood on Zillow's list and well above the upper third of the market, which starts near $470,704. It is one of only five neighborhoods that rose over the year. At this price, the buyer pool is smaller and each sale moves the index more, so compare recent sales of similar homes rather than the average.

Buyers looking at Creekside are usually choosing between it and the larger homes in the $395,000 to $450,000 tier, or a move to Valrico or Lutz. The price gap to the next tier is close to $200,000, so it pays to be clear on what the extra money buys: lot size, house size, location or community features. Ask for the HOA documents early, since higher-priced communities often have stricter architectural rules on additions, pools, fences and exterior colors.

What has held up and what has dropped

Five neighborhoods gained over the year: Riverview Highlands and Tropical Acres South (both up 1.7%), Colonial Hills (up 0.6%), Alafia River Ridge (up 0.5%) and Creekside (up 0.3%). The largest declines were in Bloomingdale (down 8.9%), The Summit at Fern Hill (down 4.8%), Triple Creek (down 3.9%), Magnolia Park (down 3.7%) and Creek View (down 3.4%).

One-year changes in small neighborhoods can reflect which homes happened to sell. I would use them only as a hint about negotiating room. A neighborhood with a bigger drop may have sellers more willing to cover closing costs or repairs.

Checks for any Riverview neighborhood

Ask for the full property tax bill and look for a CDD line, then ask how many years remain on its debt portion. Get the HOA fee and what it covers. Look up the FEMA flood zone, especially near the Alafia River, creeks and the bay side. Ask for the roof permit date, since many Riverview homes are near the age when shingle roofs need replacing, and get a wind mitigation report.

Remember that your assessed value resets after the purchase, and if the home is your permanent residence, the homestead exemption takes up to $51,411 off assessed value in 2026. Two or three neighborhoods that fit your budget and drive are enough to start a focused shortlist.
