Under $200,000: condos, small houses and the deepest discounts
This tier is where the city's smallest and oldest homes sit, along with most of its condos:
- Beacon Lakes $117,888 (1y -14.5%)
- The Heights $125,449 (1y 3.8%, 5y 15.8%)
- East Madison $175,571 (1y -1.5%, 5y 12.9%)
- Northwest $179,515 (1y 2.9%, 5y -7.3%)
- Virginia City $181,405 (1y -0.1%)
- Shamrock Heights $182,687 (1y 4.7%)
- Grove Park $184,241 (1y -2.8%)
- Beacon Hills $192,532 (1y -2.2%)
- Uni Ville $197,240 (1y -0.8%)
Beacon Lakes is an age-restricted condo community, and its 14.5% one-year drop is the steepest in the city, in line with the citywide condo slide of 9.9%. Northwest is the only area Zillow shows lower than it was five years ago. Shamrock Heights and The Heights posted the best one-year gains in this tier. At these prices, inspection results and insurance quotes matter more than the neighborhood name.
$200,000 to $275,000: the core of the city
Most of New Port Richey's established residential streets fall here, close to the city's two-bedroom value of $201,036 and below the three-bedroom value of $320,120:
- Spring Lake Estates $203,232 (1y -3.3%)
- Southeast $203,340 (1y 0.8%, 5y 27.6%)
- Schwettman Oaks $211,064 (1y 4.0%)
- South River $215,999 (1y 2.8%, 5y 4.4%)
- Hillandale $224,537 (1y 0.3%)
- Jasmine Hills $229,171 (1y -1.7%, 5y 25.8%)
- North Park $229,696 (1y 1.9%, 5y 27.4%)
- Holiday Gardens Estates $233,729 (1y 0.5%)
- Downtown $235,710 (1y 3.1%, 5y 36.1%)
- Lake Estates $247,469 (1y 0.5%, 5y 22.5%)
- North River $270,367 (1y -0.1%, 5y 13.6%)
- Southwest $271,523 (1y 0.0%, 5y 4.9%)
- Sims Grant $273,737 (1y 2.0%, 5y 31.0%)
Two patterns stand out. Downtown has the strongest five-year record of any neighborhood Zillow tracks in the city, at 36.1%, against 14.6% citywide. Buyers are paying for proximity to Main Street, Sims Park and the Cotee River. Sims Grant, Southeast and North Park also beat the city by a wide margin. On the other side, South River and Southwest have barely moved in five years. Those slow areas can be good value for a buyer who plans to stay, but they are not where I would expect quick equity.

$300,000 and up: larger homes and the water
- West Grand $310,107 (1y 1.3%, 5y 18.4%)
- Gulf Harbors Woodlands $427,497 (1y 0.6%)
- Flor-A-Mar $500,620 (1y 3.8%)
- Oak Ridge $602,263 (1y 3.0%)
- Magnolia Estates $630,323 (1y 1.0%)
- Gulf Harbors Sea Forest $719,902 (1y -1.3%)
Gulf Harbors is a canal community west of US 19 with boat access to the Gulf, and its two Zillow sections are among the most expensive areas in the city. Waterfront value there comes with waterfront costs: flood insurance, seawall upkeep and storm surge exposure. Ask for an elevation certificate, the seawall's age and condition, and a flood quote before you are past your inspection period.
Oak Ridge and Magnolia Estates are the priciest areas on Zillow's list that are not named for the Gulf. The city's four-bedroom value of $488,517 is a useful benchmark here, since larger houses are concentrated in this tier.
Missing five-year numbers and Zillow's boundaries
Many New Port Richey neighborhoods show only a one-year change, because Zillow does not have a full five-year history for them. Treat those one-year figures with caution; in a small neighborhood, a few sales can move the index several percent.
Zillow also draws its own neighborhood boundaries, and some of them extend into unincorporated Pasco with a New Port Richey mailing address. Locals may use different names for the same streets. When you find a house you like, confirm whether the parcel is inside city limits, since that changes the tax bill and who provides services.
What to check in any New Port Richey neighborhood
- Flood zone and elevation. Areas near the river and the Gulf can sit in FEMA high-risk zones. Inland areas east of US 19 often sit higher. Check every address.
- House age. The city's median year built is 1980. Most houses need a 4-point inspection and a wind mitigation report for insurance.
- Mobile homes and condos. Census data shows 14.5% of homes are mobile homes and 11.3% are in buildings of 10 or more units. Each has its own financing and insurance questions.
- Taxes. The assessment resets after purchase. Homestead in 2026 removes up to $51,411 on a primary home and caps increases at 3% or CPI.
Matching a neighborhood to the buyer
Neighborhood indexes are a starting filter. Two houses in the same Zillow area can differ by $100,000 on roof age, flood zone and updates alone, so once you have two or three areas in mind, compare actual listings and recent closed sales street by street. I also suggest driving each area at night and on a weekday morning before deciding; traffic on US 19 and the main east-west roads changes the feel of some streets a lot.
For walkability and the strongest recent price record, start with Downtown and Sims Grant. For a lower-cost house on a quiet street with room to update, look at Southeast, North Park, Jasmine Hills and Lake Estates. For boat access, Gulf Harbors, with the costs that come with it. For the lowest entry price, the tier under $200,000, with careful attention to association finances on condos. If you share your budget and must-haves, I can pull a shortlist across three or four of these areas.
