How to read these numbers
Figures come from Zillow's home value index for each neighborhood, which estimates the typical home value for all home types. Five-year change shows how a neighborhood came through the 2021 and 2022 run-up and the flat market since. One-year change shows the recent direction.
For context, Lake Mary as a whole is up 21.8% over five years and 0.4% over the past year, and a typical single-family house is $495,265. Most neighborhoods below beat the city's five-year gain. Zillow's boundaries don't always match what a subdivision's HOA covers, and some of these areas carry Lake Mary addresses while sitting outside city limits. Treat the numbers as a guide, then look at actual recent sales.
A word on using trends. A neighborhood that rose 29% in five years did not become a better place to live; buyers simply bid it up more. A strong trend tells you sellers will hold firm and resale demand has been reliable. A weak trend tells you there may be room to negotiate, and that you should find out why before you assume it is a bargain. Housing type, lot size, HOA costs and house age explain most of the gaps between Lake Mary subdivisions. I look at both numbers together and then at the last six months of actual closed sales in the specific community.
Under $500,000: Fountain Parke, Hills of Lake Mary, Manderley, Huntington Pointe
- Fountain Parke, about $417,864, down 3.4% in a year and up 8.0% in five. The lowest entry point on the list and the weakest trend by a wide margin. That gap usually reflects the type of homes, so check what is actually selling there and compare against similar homes elsewhere in the city.
- Hills of Lake Mary, about $450,028, down 0.6% in a year, up 23.3% in five. Below the city's single-family typical value, with five-year growth slightly above the city's.
- Manderley, about $473,991, up 1.5% and 21.9%. Tracks the city closely.
- Huntington Pointe, about $486,803, up 1.6% and 26.0%. Among the stronger performers in this price band.
Buyers with a budget near the city's typical house value will find most of their options in this group. The difference between the top and bottom here is about $69,000.

$500,000 to $600,000: Primera, Woodbridge Lakes, Reserve at Lake Mary, Cardinal Oaks
- Primera, about $503,926, up 0.3% in a year and 16.2% in five. The slowest five-year gain in this group, which can mean more room to negotiate.
- Woodbridge Lakes, about $533,359, up 4.1% over the past year, the strongest one-year gain on the list, and 29.5% over five years, also the strongest.
- Reserve at Lake Mary, about $558,748, up 2.4% and 29.4%. Close behind Woodbridge Lakes on both measures.
- Cardinal Oaks, about $582,432, flat over the year at 0.3%, up 28.6% over five.
This band is where Lake Mary's strongest recent performance sits. Woodbridge Lakes and the Reserve at Lake Mary both gained in a year when the city overall was nearly flat. Sellers there have less reason to discount, and well-priced homes may draw competing offers.
Above $600,000: Tuscany at Lake Mary and Timacuan
- Tuscany at Lake Mary, about $633,341, up 1.4% in a year and 23.4% in five.
- Timacuan, about $640,610, up 1.0% and 28.8%. The community is built around the Timacuan golf course, and golf-course frontage usually sells above interior lots.
Both are well above the city's typical value but still well below the city's upper third, which starts near $765,046. Buyers shopping above that line are often looking at 5-bedroom homes, which Zillow puts at about $922,097 citywide, or at larger lots in unincorporated areas with Lake Mary addresses.
What to check in any Lake Mary subdivision
- HOA documents. Most of these communities have an HOA. Read the budget, reserves, rules on fences, pools, parking and exterior paint, and any planned assessments for gates, roads or clubhouses.
- City or county. Confirm whether the parcel is in the City of Lake Mary or unincorporated Seminole County. Millage and services differ.
- House age and systems. Much of Lake Mary was built in the 1980s through the 2000s; Census puts the median year built at 1997. Check roof age, AC age, plumbing type and the electrical panel. Insurers care about all four.
- Lakes and wetlands. Many lots back onto ponds or conservation areas. Look up the FEMA flood zone, ask about drainage, and get a flood quote.
- Tax estimate. The seller's tax bill doesn't carry over. Estimate yours from your purchase price, minus homestead (up to $51,411 off assessed value in 2026) if it will be your permanent home.
When the right neighborhood is next door
If the Lake Mary list is above your budget, Zillow's typical values in nearby cities give options: Sanford at $339,925, Casselberry at $344,012, Winter Springs at $423,358 and Longwood at $455,153. Oviedo, at $504,529, runs higher. Sanford, right next door, is the most common alternative for buyers who want to stay close to the I-4 office corridor and the airport.
Tell me your price range and the two or three things that matter most, such as lot size, a newer house or a short commute, and a shortlist across these neighborhoods is the next step.
