55+ Communities in Miramar Beach
How retirees buy on the Emerald Coast when formal 55+ options are few

Most buyers 55 and over here buy condos and homes in all-ages communities, where Zillow's index puts the typical condo at about $559,936.

Why 55+ looks different in Miramar Beach
Miramar Beach is an unincorporated part of southern Walton County, between Destin and the rest of the Highway 98 corridor, and it includes the Sandestin resort. Its housing was built around the beach and second-home market. Census data shows 51.9% of homes are seasonal and 48.8% are in buildings with 10 or more units, while mobile homes are only 2.1% of the stock. In most of Florida, 55+ communities cluster in manufactured-home parks and large planned developments. Miramar Beach has little of either.
So the practical question for an older buyer is not which 55+ community to pick. It is which building or neighborhood has the lifestyle, services and costs you want, with or without an age rule.

What age-restricted housing means if you find it
Under the federal Housing for Older Persons Act, a community can restrict residents by age when at least 80% of occupied units have a resident 55 or older and it follows written policies to keep it that way. Florida stopped requiring 55+ communities to register with the state in 2020, so the proof is in the recorded documents and the age surveys the association keeps. If a listing describes itself as 55+, ask for the age policy, the most recent age survey and the registration. Some buildings with a mostly retired population have no legal age restriction at all, and that difference matters when you sell.

The prices older buyers actually face
Zillow's index puts the all-homes value at about $657,448, nearly flat over the last year (up 0.2%) and up 6.4% over five years. Condos run about $559,936 and single-family homes about $850,932. By size: one-bedroom homes around $337,560, two-bedroom around $540,132 and three-bedroom around $783,839.
Values are still about 14% below the September 2022 peak of $763,430, which gives buyers more room to negotiate than in 2021 and 2022. For many retirees, the realistic target is a one- or two-bedroom condo. Buyers who want a single-family house with a yard at a lower price look inland toward Freeport ($385,940) or DeFuniak Springs ($229,035), trading the beach for space.
Condo towers: reserves, inspections and fees
With nearly half the homes in larger buildings, the condo rules are the core of a Miramar Beach purchase. Buildings of three or more habitable stories must complete a milestone structural inspection by December 31 of the year they reach 30 years (or 25 if the local official requires it), then every 10 years. They also need a Structural Integrity Reserve Study, and for budgets adopted on or after December 31, 2024, owners cannot vote to waive or reduce those reserves.
The median home here was built in 1997, which puts many towers right at or near their first milestone deadline. Ask for the SIRS, the milestone report, the reserve balance, the last two years of board minutes and any planned special assessments. Fees in Gulf-front buildings also carry master insurance costs for wind and flood. On a fixed income, a building with healthy reserves and a predictable fee is often worth a higher purchase price.
On a resale unit, the clock that protects you starts when the association documents land in your hands: from that point you have 7 days, not counting weekends and legal holidays, to cancel. Plan your reading time for that week, and have someone who reads budgets for a living look at the numbers with you.
Resort amenities versus quiet living
Sandestin and other resort communities offer golf, tennis, pools, marinas and on-site dining, but often with separate membership or amenity fees on top of HOA and condo dues. Ask which fees are mandatory, what they have risen to over the past few years, and whether access passes to new owners. Also ask about guest traffic in summer: with more than half the homes used seasonally, some buildings feel very different in July than in January.
For year-round retirees, a smaller building or a single-family pocket away from the resort core may feel more settled. Medical care, pharmacies and big-box shopping are a short drive along Highway 98 toward Destin.
Homestead, second homes and insurance
If Miramar Beach becomes your permanent residence, file for homestead with the Walton County Property Appraiser. In 2026 it removes up to $51,411 from assessed value and caps yearly assessment increases at 3% or CPI. Many buyers here keep a primary home elsewhere; a second home gets no exemption and only a 10% cap on non-school levies, which can mean a much higher tax bill on the same unit.
Hurricane preparation is a bigger factor for older owners who may not want to manage shutters or evacuation alone. Ask the association how it prepares the building, check the FEMA flood zone, and price HO-6 or homeowners coverage, including flood, before your inspection period ends. On a wind claim, the deductible is set as a percentage of the dwelling limit, commonly 2%, 5% or 10%, and Florida applies it once per calendar year, so a second storm in the same season does not trigger a second deductible. When you know whether you will homestead or keep this as a seasonal home, a shortlist of buildings with clean reserve studies is the right next step.
