55+ Communities in Brooksville
A small county seat where much of the 55+ market is manufactured homes
Most 55+ living in and around Brooksville means manufactured homes and modest single-family houses, and the prices reflect it: Zillow's home value index puts a typical two-bedroom at $194,795. Census data shows 26.4% of the city's homes are mobile or manufactured homes and 28.9% of residents are 65 or older, so the questions that matter most are about the land under the home and the monthly fees.

What the Brooksville 55+ market is made of
Brooksville is the county seat of Hernando County, a small city of 9,457 people with older housing: the median home was built in 1982. Only 45.1% of homes are single-family detached, 26.4% are mobile homes and 7.3% are in buildings of 10 or more units. Zillow doesn't publish a condo index for the city, which tells you condos are a small part of the market.
Many of the age-restricted communities buyers search for under a Brooksville address are outside the city limits, in unincorporated Hernando County. Brookridge, a long-established 55+ manufactured-home community, carries a Brooksville address and is a common example. Timber Pines, a large gated 55+ community with golf, is nearby in Spring Hill. The rest of the market is a mix of smaller manufactured-home parks and single-family neighborhoods where many owners happen to be retirees without any formal age restriction.

Owned lot, land lease or co-op
With this much manufactured housing, the first thing to find out for any listing is who owns the land.
- Owned lot: you own the home and the land under it, the property is taxed as real estate, and you pay an HOA fee for common areas. Homestead applies and financing works more like a regular mortgage, though lenders look closely at the home's age and how it is attached to the foundation.
- Land lease: you own the home and rent the lot from the park owner. The price is lower, but lot rent can rise, and you need the park's approval to sell. Ask for five years of lot rent history and the park's prospectus.
- Co-op or resident-owned park: residents own shares in the land. Ask how the board approves buyers, what reserves exist and whether there are loans against the park.
Two homes that look the same online can have very different monthly costs depending on which of these applies. I always line up the total monthly cost, not the sale price, when comparing them.

Price levels for a 55+ buyer
Zillow puts a one-bedroom at about $149,380, a two-bedroom at $194,795 and a three-bedroom at $315,609. The lower third of the market sits near $199,419, and that is where most manufactured homes and older small houses land. The all-homes value is $305,543 and single-family homes run about $306,746.
The big jump between two and three bedrooms, about $120,800, mostly reflects a change in housing type: many two-bedroom homes are manufactured, while three-bedroom homes are more often conventional houses on their own lots.
Prices are up 22.1% over five years and down 1.6% over the past year. A soft year gives buyers room to ask for repairs, especially on older homes. Nearby, Ridge Manor runs about $246,779 and Masaryktown about $229,896 on Zillow's index, both lower than Brooksville. Spring Hill is close at $303,307, while Weeki Wachee Gardens ($349,249) and Hernando Beach ($484,089) cost more.
HOPA, fees and amenities
A community can legally restrict buyers by age under the federal Housing for Older Persons Act if at least 80% of occupied homes have at least one resident 55 or older, and it verifies ages. Some communities set stricter rules of their own, such as limits on residents under a certain age. Read the declaration and rules before you make an offer, not after.
Fees vary widely. A park with a clubhouse, pool and activities director costs more each month than a plain street of homes with a small HOA. Ask what the fee covers (lawn care, water, sewer, trash, cable, amenities), the increase history, any special assessments in recent years, and whether there is a separate golf or club membership. In some golf communities the course is owned separately, and its future affects home values.
Insurance and age of manufactured homes
Manufactured homes built before mid-1994 were built under an older federal wind standard, and many insurers won't write them or charge much more. For a home built after that, ask for the wind zone label and data plate. For any home, get an insurance quote using the exact year, make and size before you commit.
For conventional houses from the 1980s, insurers usually want a 4-point inspection covering roof, electrical, plumbing and HVAC, and a wind mitigation report can reduce the premium. Ask the seller for the roof's age and permit. Brooksville is inland, but flood zones still follow low ground and drainage, so check the FEMA zone for the exact address and ask about past water intrusion.
Homestead and daily life for retirees
Once the home is your permanent Florida residence, the homestead exemption takes up to $51,411 off assessed value in 2026, and Save Our Homes caps yearly assessment increases at 3% or CPI. On an owned-lot manufactured home, homestead applies to the real property. On a land-lease home, the tax picture is different, so ask the county property appraiser how that specific home is assessed. Florida has no state income tax.
Seasonal homes are only 3.8% of Brooksville's housing, so most neighbors are full-time. The area has rolling hills and tree cover that surprise people who expect flat coastal Florida, and the Suncoast Parkway and I-75 give access toward Tampa. HCA Florida Oak Hill Hospital sits between Brooksville and Spring Hill. If you want a shortlist that compares lot rent, HOA fees and insurance side by side, that is the most useful next step here.
What buyers ask me
Are there 55+ communities in Brooksville, FL?
Yes. Most are manufactured-home communities with owned lots or land leases, plus single-family areas popular with retirees. Many sit outside city limits with a Brooksville address. Timber Pines in nearby Spring Hill is a large gated option.
How much is a home in a Brooksville 55+ community?
Zillow puts a typical two-bedroom in Brooksville at $194,795 and the lower third of the market near $199,419. Manufactured homes on leased land can sell well below that, but carry monthly lot rent.
Can I get homestead on a manufactured home in Brooksville?
If you own the land and the home is your permanent residence, yes. For a home on leased land, ask the Hernando County Property Appraiser how it is classified.
Can someone under 55 live in a 55+ community?
Under federal rules up to 20% of occupied homes can be without a 55+ resident, but each community sets its own policy. Read the rules before buying.
