Moving to Pinecrest, FL
Big lots, older houses and a price tag set by land
Pinecrest is a good place to live for buyers who want a large lot and a single-family house close to the core of Miami-Dade, and can afford it: Zillow's index puts the typical home at about $2,239,874, up 7.1% in the past year and 69.3% over five years. That is roughly $669,000 above Coral Gables on the same index. Most of what you pay for here is land, and the houses on it are often older than the price suggests.

A village of single-family houses
Pinecrest is a small municipality, a village of about 18,462 people by Census count, in southern Miami-Dade between South Miami, Kendall and Palmetto Bay. Its housing is overwhelmingly detached single-family: 75.5% of units, about double the share in North Miami (37.2%), which shows how different this part of the county is. Only 18.7% of units sit in buildings with 10 or more units, mostly near US-1, and there are no mobile homes.
The median building dates to 1969. Many lots carry original ranch houses that have been expanded, alongside newer houses built after a teardown. That mix is the main thing to understand before you shop. Two houses on the same street can differ by millions because one is a 1960s house on a valuable lot and the other is a new build.

Getting around and what is nearby
US-1 (South Dixie Highway) runs along the village, and Dadeland Mall and the Dadeland Metrorail stations are just to the northwest in Kendall, which gives a rail option toward downtown Miami. Red Road and Old Cutler Road are the main roads through the residential areas. Miami International Airport is a drive north, and traffic on US-1 at rush hour is the main complaint people have about commuting from here.
Pinecrest Gardens, the village's public garden and park on the old Parrot Jungle site, is the local landmark most people know. Baptist Hospital in Kendall is close by. The village is mostly residential, so daily shopping happens along US-1 and in Dadeland.
Carrying costs on a $2 million house
Florida has no state income tax, which is a big reason high earners relocate here. But in Pinecrest the property tax, insurance and maintenance lines are large because the price is large. The homestead exemption of up to $51,411 in 2026 is modest relative to a $2 million assessment. The Save Our Homes cap, which limits annual increases on a homestead to 3% or CPI, matters more over time.
The purchase itself resets the assessment to market value. A seller who bought in 2010 may be paying a fraction of what you will pay on the same house, so build your budget from the purchase price.
Insurance is the other big line. Hurricane deductibles are a percentage of dwelling coverage. On a house insured for $1.5 million, a 2% deductible is $30,000 and 5% is $75,000. Older houses need a 4-point inspection, and a wind mitigation report on a house with impact windows and a newer roof can cut the wind premium meaningfully. Check each address's FEMA flood zone and ask for the elevation certificate, particularly on lower lots and along canals.
What newcomers misjudge about Pinecrest
The first is the condition gap. Buyers from other states see the price and assume a new or recently renovated house. Many listings are older homes priced on lot size and location, and the renovation or rebuild cost comes on top. Get a full inspection, and if you plan to rebuild, talk to the village's building department about setbacks and permits before you buy.
The second is lot maintenance. Large lots with mature trees mean landscaping, tree trimming and storm cleanup budgets that can surprise people coming from condos. The third is assuming every Pinecrest house is similar. With a 5-year gain of 69.3% across the village and a range from about $1.1 million to over $4 million, the difference between streets and between houses is wide.
The fourth is the pace of the market at the top. The upper third trades above $4 million, and a small number of sales drives the averages there. A single headline sale on a big lot can make a street look more expensive than it is, so look at several comparable sales of similar lot size and house age before you set an offer.
Who Pinecrest fits
The Census profile shows a settled, year-round community: median age 42.3, 17.5% of residents 65 or older, and only 0.8% of homes held for seasonal use. It fits buyers who want space, a full-time neighborhood and a location close to Coral Gables, Dadeland and US-1. It fits less well for buyers who want walkable streets, water views from a condo tower or a lock-and-leave second home. If you send me your budget and whether you want to renovate or move straight in, I can build a Pinecrest shortlist around that line.
