Buying a House in North Miami Beach

What a house here really costs once the roof, policy and tax bill are counted

The typical single-family house in North Miami Beach is worth about $508,176 on Zillow's index, up 1.9% over the last year, and a typical 3-bedroom runs about $531,311. That is close to neighboring North Miami and below Miami and Miami Beach. The total cost of owning one depends heavily on the age of the house, because the city's median home was built in 1967.

Bedroom count and budget

Moving from three bedrooms to four adds about $187,000 at the typical level, a bigger step than in most nearby cities. The 5-bedroom figure is driven by large homes in Skylake and similar enclaves and does not describe the ordinary market. Zillow's upper third of the city starts near $774,209, which is roughly where updated 4-bedroom houses begin.

Detached houses make up 38.5% of the city's housing units, per Census data, so supply is real but not deep. Good 3-bedroom houses in move-in condition are the most contested part of the market.

How North Miami Beach compares on price

On Zillow's all-homes index, North Miami Beach ($452,705) sits a little above North Miami ($421,601) and below Miami Gardens ($474,495), Miami Beach ($530,649), Doral ($548,839) and Miami ($583,705). For a house buyer, the useful comparison is with the two cities that border it and share its housing era. North Miami's single-family index is about $505,038, almost the same as here, so a buyer flexible on the city line should search both.

Inside North Miami Beach, most single-family areas on Zillow's list cluster between about $404,000 and $508,000. Highland Village, Pickwick and Skylake sit well above that, and they are a different shopping exercise.

The trend split inside the city matters too. Over the past year houses gained 1.9% while condos lost 3.5%, and over five years the single-family neighborhoods mostly gained between 31% and 40%. Buyers have kept competing for houses even as interest in older condo buildings cooled. That does not predict anything, but it suggests a lowball offer has a better chance on a house with an old roof and no impact windows than on a well-kept one. Price your offer off condition, using sales on the same streets.

Inspecting a 1960s South Florida house

A house from the city's main building era has usually had its roof replaced at least once, and often its windows and AC. Plumbing and electrical are the systems most likely to be original. I tell buyers to expect the inspector to look hard at these:

Insurers usually require a 4-point inspection on a house this age before they will write the policy, so order it with your general inspection.

Getting the insurance quote before you commit

In North Miami Beach, the homeowners premium is often the second-largest monthly cost after the mortgage. A wind mitigation inspection can lower it by documenting roof shape, roof-to-wall connections and impact-rated windows and doors. A house with a new roof and full impact openings can carry a noticeably lower wind premium than a similar house next door without them, which can justify a higher price.

If private carriers decline the house, Citizens Property Insurance, the state-backed insurer of last resort, may be the fallback. Hurricane deductibles are a percentage of dwelling coverage, commonly 2%, 5% or 10%, and apply once per calendar year. On a dwelling insured for $400,000, a 2% deductible is $8,000. Know that number before closing.

Flood zones, canals and low streets

Homes along the canals in Eastern Shores and other low-lying parts of the city are more likely to sit in a FEMA high-risk A zone. With a mortgage, a house in an A or V zone needs a separate flood policy through NFIP or a private carrier. Ask the seller for an elevation certificate; it can make a large difference to the flood premium.

Away from the water, check how the lot drains. A house with its floor below street level, or on a street that collects water after summer storms, deserves a flood quote even outside the high-risk zone.

Property tax after you buy, and what to file

Most single-family streets in North Miami Beach have no mandatory HOA or CDD, so the ongoing costs are the mortgage, insurance, tax and maintenance. The tax bill is the line that changes most at a sale. A long-time owner's bill reflects years of Save Our Homes caps, but your assessment starts over at market value, so a $508,000 house can carry a bill well above the one the seller paid.

File for homestead after you move in. In 2026 it removes up to $51,411 from the assessed value of a permanent residence, and future increases are then capped at 3% or CPI, whichever is lower. Florida has no state income tax. At closing in Miami-Dade, sellers usually pay the $0.60 per $100 deed stamps; single-family houses are exempt from the condo surtax, and the buyer usually pays the owner's title policy. This isn't legal or tax advice. If you want to compare a few North Miami Beach houses on roof age, windows and flood zone side by side, a shortlist is the fastest way to do it.

Quick answers

What does it cost to buy a house in North Miami Beach?

Zillow's single-family index is about $508,176. A typical 3-bedroom is around $531,311 and a 4-bedroom around $718,744. Add closing costs, insurance and the reset property tax to the price.

Is North Miami Beach a good place to buy a house?

Single-family values gained about 36% over five years on Zillow's data, and prices sit below Miami and Miami Beach. Most houses are from the 1960s, so the inspection and insurance quote decide whether a specific house is a good buy.

Is there an HOA in North Miami Beach neighborhoods?

Most older single-family streets have no mandatory HOA or CDD, but some gated or planned areas do. Check the title search and seller disclosure for each property.

Will my property taxes be the same as the seller's?

Usually not. Your assessment resets to market value after the purchase, so your bill is often higher. If it is your permanent home, file for the homestead exemption.
