Moving to Westchase, FL
A deed-restricted master plan in northwest Hillsborough, and what living inside one is like
Westchase is a good place to live if you want a planned suburb with strict rules and you can pay for it: Zillow's typical home value is about $551,374, roughly $175,000 above Tampa as a whole. Values are down only 0.6% over the past year and up 21.3% over five years, so this is a market that held up while cheaper parts of Hillsborough softened.

What Westchase actually is
Westchase is a census-designated place in northwest Hillsborough County, between Citrus Park to the east and Oldsmar and the Pinellas line to the west. It isn't a city. There's no Westchase mayor or police department; county government handles services. Most of the area was built as one master-planned community that the county approved in 1991, so the streets, ponds, landscaping and architecture follow a single plan.
The community is divided into dozens of small villages with names like The Fords, Radcliffe, The Bridges and The Shires. Each village elects a voting member to the Westchase Community Association, and a community development district maintains the common areas. West Park Village, modeled loosely on Tampa's Hyde Park, is the walkable part with town centers, shops, restaurants, townhomes and small-lot houses.

Who lives here and what kind of homes they buy
Census data shows a median age of 40.3 and only 15.2% of residents aged 65 or older. The seasonal-home share is 0.0%. Westchase is a full-time, working-age suburb, mostly families and professionals, and it has very little of the snowbird pattern you see on Florida's coasts.
The housing is newer than most of Tampa: the median year built is 2000. About 53.2% of homes are single-family detached and 20.0% sit in buildings with 10 or more units, mostly apartment and condo complexes along the main roads at the edges of the census area. That split explains the wide price range. A typical 2-bedroom is about $260,034, while a 3-bedroom jumps to $488,039, because the 2-bedroom stock is mostly condos and townhomes and the 3-bedroom stock is mostly houses.

The real cost of moving in
A typical single-family home is about $584,651 and a typical condo about $213,641. Condos are down 7.4% over the year, houses only 0.4%. A 4-bedroom typically runs $712,396 and a 5-bedroom $951,870. The lower third of the market is around $354,958 and the upper third around $824,748.
On top of the mortgage, budget for three recurring lines:
- Association dues: the master association plus, in many villages, a sub-association for gates, lawn care or exterior maintenance.
- CDD assessment: billed on the property tax bill, so read the last tax bill for the exact address.
- Insurance: houses from the 1990s and early 2000s may need a 4-point inspection and benefit from a wind mitigation report.
The tax bill also resets after purchase to the new market value. Homestead takes up to $51,411 off assessed value in 2026 for a permanent residence, and Florida has no state income tax.
Westchase compared with the rest of northwest Tampa Bay
The nearby alternatives frame the Westchase price. Citrus Park, directly east, has a typical value of $421,744, about $129,600 less. Lutz, further northeast, is $486,345. Odessa, to the north in a mostly large-lot, semi-rural area, runs $684,962, about $133,600 more than Westchase. Tampa as a city averages $375,619 but includes everything from older bungalows to downtown towers, so it isn't a direct comparison.
What the Westchase premium buys is mainly consistency: one master plan, maintained common areas, a golf course, and houses mostly built within the same 15-year window. Buyers who don't care about deed restrictions often find similar square footage for less in Citrus Park or Town 'n' Country. Buyers who want acreage look north to Odessa. I'd tour at least one of the alternatives before deciding, just to confirm the premium feels worth it to you.
Getting around from northwest Hillsborough
Westchase sits close to the Veterans Expressway, which is the main route south toward Tampa International Airport and the Westshore business district and north toward Pasco County. Linebaugh Avenue, Sheldon Road and Race Track Road are the local arteries, and they get busy at school and commute times. Tampa Bay Downs, the horse track, is on the western edge.
The Gulf beaches in Pinellas are within a reasonable drive, but Westchase itself is not a beach or waterfront town. Many homes back onto ponds, conservation areas or the golf course instead.
Pros and cons from a buyer's side
What works:
- Consistent upkeep. Deed restrictions keep the whole community looking cared for, which supports resale.
- Prices held up. A 0.6% dip over a year, after 21.3% over five, is a stable record for Hillsborough.
- Location between Tampa, Pinellas and Pasco without the traffic of living near downtown.
What doesn't:
- You pay a premium. Citrus Park next door is $421,744 and Tampa overall $375,619.
- Rules are strict. Paint colors, fences, roofs, parking and additions go through architectural review.
- Houses are reaching 25 to 30 years old, so roofs, AC units and pool equipment are coming due.
What newcomers get wrong about Westchase
The most common mistake is treating Westchase as one market. The villages range from about $460,164 for Enclave to $1,120,671 for Harbor Links on Zillow's neighborhood index, and dues, gates and maintenance coverage differ by village. The second mistake is assuming the HOA covers flood risk. Ponds and wetlands run through the community, so check the FEMA zone for each address and get a flood quote even when the lender doesn't require one. The third is skipping the association documents. Read the covenants for your village before you write an offer, especially if you plan to add a pool, a fence or a work vehicle in the driveway.
Common questions
Is Westchase a good place to live?
For buyers who want a full-time, deed-restricted suburb near Tampa, yes. The trade-offs are higher prices than surrounding areas, strict architectural rules and recurring association and CDD costs.
How much is a house in Westchase, FL?
Zillow's typical single-family value is about $584,651. A typical 3-bedroom is around $488,039 and a 4-bedroom around $712,396.
Is Westchase part of Tampa?
No. It's an unincorporated census-designated place in Hillsborough County, so the county provides most services. Many addresses still use Tampa as the mailing city.
Does Westchase have a CDD?
Yes. Westchase has a community development district that maintains common areas, and its assessment appears on the property tax bill. Confirm the current amount on the tax bill for the specific property.
