Moving to Davenport, FL

Newer houses, younger buyers and a market that cooled in the last year

Davenport works for buyers who want a newer house between Orlando and Tampa, and who are fine with a fast-growing, car-dependent area: the typical home is about $339,332 on Zillow's home value index. Values fell 3.3% over the last year after a 13.5% gain over five years, so buyers have more room to negotiate than they did a few years ago.

City limits versus a Davenport mailing address

The first thing to understand is geography. The City of Davenport itself is small, with about 13,238 residents in Census data. But the Davenport mailing address covers a much larger area of northeast Polk County, including unincorporated subdivisions near I-4 and US 27 toward the Osceola County line. A house with a Davenport address may be inside city limits or under Polk County rules, with different permitting, utilities and, in some cases, taxing districts.

The numbers on this page are for the city as Zillow and the Census define it. When you look at a specific house, check whether it is inside city limits, and which water, sewer and trash providers serve it.

What houses cost and how the market moved

Zillow's typical single-family value is about $345,005, down 3.2% in a year. By size: a 2-bedroom is about $233,818, a 3-bedroom $301,314, a 4-bedroom $358,769 and a 5-bedroom-plus $474,280. The lower third of the market sits around $270,565 and the upper third starts near $434,124. That is a narrow range, which fits a market where much of the stock was built in the same decade.

Condos are a small segment at about $198,270, down 8.2%. Among nearby Polk towns, Davenport is at the top: Auburndale runs about $303,592, Haines City $292,902, Lakeland $309,422 and Winter Haven $271,922. Buyers pay more here for newer construction and the location on the Orlando side of the county.

A very new housing stock

Census data puts Davenport's median year built at 2015, which is unusual anywhere in Florida. About 83.8% of homes are single-family detached, 11.2% are mobile or manufactured homes and only 0.6% are in buildings of 10 or more units. In practice, most buyers are choosing between subdivisions built in the last 10 to 15 years, many with community pools and HOA-maintained common areas.

Newer houses usually mean fewer insurance problems: newer roofs, current wind code and no 4-point inspection. They also usually mean HOA dues and, in many subdivisions, a Community Development District (CDD) assessment on the property tax bill. Get both numbers in writing for each Davenport listing you shortlist.

National builders are still active in the Davenport area; Lennar and KB Home both market communities with Davenport addresses. That ongoing construction matters to a resale buyer. A builder down the road offering closing-cost help or a lower rate on a brand-new house sets the ceiling for what a five-year-old house nearby can sell for, so your offer on a resale should reflect what new inventory costs after incentives.

Who lives there

Davenport is young. The median age is 34.9, and only 8.3% of residents are 65 or older, far below the coastal towns. About 7.6% of homes are seasonal. Many households are families and working-age buyers who commute toward Orlando or Lakeland. If you are a retiree looking for an older-resident community, much of Davenport will feel like a family suburb, with school-day traffic and active neighborhood pools. Buyers who want that profile often find it fits well: playgrounds, sports fields and other young families on the same street.

Getting around

The two roads that define Davenport are I-4 and US 27. Their interchange, with the Posner Park shopping area, is the main retail center for the area. I-4 runs northeast toward the Disney and Orlando area and southwest toward Lakeland and Tampa. US 27 runs north-south through northeast Polk. Orlando International Airport is the closest large commercial airport. Tampa International is a longer drive west on I-4, and Lakeland, to the southwest along I-4, is the largest city in Polk County.

Growth has outpaced roads in parts of the area, and US 27 and I-4 can be slow at peak hours. Drive your commute at the time you would actually make it, and check the distance from the subdivision to the nearest grocery store and pharmacy.

Storms, insurance and taxes

Davenport is inland, so storm surge is not a factor, though hurricanes still bring wind and heavy rain. Many subdivisions sit near wetlands and retention ponds. Check the FEMA flood zone, and ask about drainage on lots backing onto ponds or conservation areas. Get the wind mitigation report for the house.

Florida has no state income tax. For a permanent residence, homestead takes up to $51,411 off the assessed value in 2026. On a newer house, the tax bill also carries the CDD, so compare the total annual bill rather than the millage rate alone.

Pros, cons and what newcomers get wrong

Pros: newer homes that are easier to insure, a location between Orlando and Tampa, and a cooling market that gives buyers leverage.

Cons: traffic, distance to services from some subdivisions, HOA and CDD costs, and a lot of nearly identical houses that make resale a price competition.

Common mistakes: assuming a Davenport address means city services, ignoring CDD debt on the tax bill, and comparing a resale house with a new build without adding the builder's incentives to the math. I can put together a shortlist that shows each house's HOA, CDD and annual tax side by side.
