Golf Course Communities Florida
Bundled, equity, optional or public: the membership model matters more than the fairway view
Florida golf course communities fall into a few models, and the model decides the real cost: some include golf in every owner's dues, some sell memberships separately, and some sit beside a public or daily-fee course with no membership at all. In The Villages, where Census data shows 85.2% of residents are 65 or older, Zillow puts the typical home at $392,424, close to the statewide $375,361, while bundled-golf communities in markets like Naples carry much higher club costs on top of the price.

Four membership models you will see on listings
The phrase golf community covers very different arrangements. Ask which one you are looking at before you look at the house.
- Bundled or mandatory golf. Every owner is a golf member, and golf is paid through dues or a club fee whether you play or not. Common in Southwest Florida. Tee times are usually easier to get because the course is sized for the members.
- Equity membership. Members own the club and pay an equity contribution that may be partly refunded when they sell, often only after a new member buys in. Members vote on budgets and capital projects.
- Non-equity or optional membership. The developer or a management company owns the club. Owners can join or not, at levels such as social, sports or full golf.
- Public or semi-private course. Homes border a course open to the public. No membership is required, and the HOA has no control over the course.
A listing description rarely spells this out clearly. The club's membership documents and fee schedule do.

Adding up the cost beyond the house
When I compare golf communities for a buyer, I build a yearly cost line for each one, because the purchase price alone can mislead. Items to collect:
- Initiation or equity fee. A one-time payment at purchase, sometimes partly refundable.
- Annual club dues, separate from HOA dues in most communities.
- Food and beverage minimums charged whether you eat at the club or not.
- Cart and trail fees, range fees and locker charges.
- Capital assessments for course renovations, clubhouse rebuilds and irrigation systems.
- HOA dues and any CDD assessment on the property tax bill.
Two homes at the same price can be tens of thousands of dollars apart over ten years once these are added. A cheaper house in a bundled community can cost more to own than a pricier house beside a public course.

Who owns the course, and what happens if it closes
The biggest long-term risk in a golf community is the course itself. A course owned by members or the HOA is protected by the owners' own votes. A course owned by a private company is a business, and when golf rounds fall or land becomes valuable, owners sometimes try to sell it for redevelopment. Florida has seen disputes where homeowners who paid a premium for a fairway view faced plans for new homes behind their lot.
Before buying on a course, ask:
- Who owns the course and the clubhouse today.
- Whether deed restrictions, plats, zoning or land-use designations require the land to remain golf or open space.
- Whether the club's finances are stable: membership numbers, waiting lists, recent assessments.
A real estate attorney can review the recorded restrictions if the answer matters to your price, and on a premium course lot it usually does.
Golf communities for 55+ buyers
Many golf communities in Florida are also age-restricted. Under the federal Housing for Older Persons Act, a 55+ community needs at least one resident aged 55 or older in no less than 80% of its occupied homes, and its own rules may go further, for example limiting overnight stays by grandchildren. Ask for the age verification rules and guest policy.
The Census age profile shows where these communities cluster. Residents 65 and older make up 85.2% of The Villages, 61.4% of Venice, 55.8% of Naples and 53.6% of Punta Gorda. The Villages is the best-known example, with golf courses spread across the community and a typical condo or villa value of $367,342 on Zillow's index. In Sumter County, where most of it sits, the county figure is $387,784.
For retirees buying a permanent Florida residence, the homestead exemption of up to $51,411 off assessed value in 2026 and the 3% Save Our Homes cap apply to golf homes the same as any other. Seasonal owners who keep their main home elsewhere do not get them.
What to check on a golf course lot
A lot on the course usually sells for more than an interior lot. It also carries its own issues:
- Errant balls. Lots near tee landing areas and on the right side of a fairway, where slices land, take the most hits. Look for marks on the house and pool cage.
- Privacy and noise. Mowers start early, and players and carts pass within sight of the lanai.
- Water and drainage. Courses are built around ponds and retention areas. Check the FEMA flood zone for the specific address and ask about past water intrusion.
- Course chemicals and irrigation. Reclaimed water is often used on courses. Ask what is used near the lot.
- Easements. Cart path and maintenance easements can limit fences and landscaping.
Walk the lot during play on a weekday morning before you make an offer.
Seasonal owners and winter tee times
Florida golf runs on a winter calendar. Many clubs fill up from January through April when seasonal owners arrive, and summer play drops off sharply with the heat and afternoon storms. That pattern affects buyers in two ways. First, ask how tee times are allocated in peak season and whether there is a cap on members, because an oversold club feels very different in February than on a summer tour. Second, if you plan to be in Florida only for the winter, compare clubs that offer seasonal or social memberships with full annual ones.
Canadian buyers should also plan around the time they can spend in the U.S. as visitors, generally up to about six months a year, and confirm the tax side with a cross-border advisor. A mandatory full-year club fee costs the same whether you play four months or twelve.
Price levels across golf markets
Golf communities exist in nearly every Florida county, so price depends mainly on region. Zillow's county figures put Lake at $360,055, Marion at $267,911, Polk at $295,509 and Charlotte at $298,906, all with golf communities at prices near or below the statewide figure. Sarasota at $399,023, Manatee at $408,269, Palm Beach at $475,754 and Collier at $552,087 are higher, and club costs in those markets are often higher too.
Statewide values are up 18.6% over five years and down 0.9% over the last year. Club fees do not follow that pattern; they tend to move with course maintenance, labor and insurance costs. If you want golf communities compared on total yearly cost, including memberships and dues, a shortlist is the fastest way to see them side by side.
Common questions
What is a bundled golf community in Florida?
A community where every owner is a golf member and golf is paid through dues or a mandatory club fee, whether or not they play. It is common in Southwest Florida.
Are there 55+ golf communities in Florida?
Yes, many. The Villages is the largest-known example. Check the age-verification rules under the 80% HOPA requirement, guest limits and whether golf is included or sold separately.
Do golf course homes in Florida cost more?
Lots on the course usually sell for a premium over interior lots, and club memberships add yearly costs. The membership model often matters more than the lot premium.
Can a golf course in a Florida community be closed?
It can happen when a private owner sells or redevelops the course. Check who owns it and whether recorded restrictions, zoning or land-use rules require it to stay golf or open space.
