Best Small Towns in Florida to Buy a Home
Small-town Florida sorted by region, price and the trade-offs that come with it
Florida's best small towns for buyers are mostly inland, where prices run well below the statewide typical home value of about $375,361 on Zillow's index: rural counties in the north start near $166,734, and Central Florida counties with popular small towns sit between roughly $230,000 and $360,000. The right town depends on how far you are willing to be from a big hospital, an airport and a job market.

What counts as a small town here
People searching this usually mean a town with a real downtown, a population in the thousands or low tens of thousands, and less traffic than Orlando or Tampa. Zillow publishes values for counties and larger cities, so the numbers below are mostly county figures, with city values where the data has them. A historic downtown often costs more than its county average, and outlying rural land often costs less.
Statewide prices are down 0.9% over the year and up 18.6% over five years. Small-town markets tend to move more slowly than big metros in both directions, with fewer sales and longer time on market.

Central Florida small towns
Central Florida is where most of these searches land, because you can live in a small town and still drive to Orlando, Tampa or the Atlantic coast.
- West Volusia: DeLand ($337,546), home of Stetson University and a restored downtown; Lake Helen ($323,609), Orange City ($291,509) and DeBary ($378,912). Daytona Beach and Orlando are both reachable by car.
- Lake County ($360,055): Mount Dora, Tavares, Eustis and Clermont, with lakes and rolling terrain uncommon in Florida. Growth from Orlando has pushed prices up toward the state average.
- Polk County ($295,509): Lake Wales, home of Bok Tower Gardens, plus Bartow and Winter Haven. Lakeland ($309,422) is the larger city nearby.
- Highlands County ($231,284): Sebring, known for its endurance racetrack, and Lake Placid. Among the lowest prices in Central Florida.
- Citrus ($268,688) and Hernando ($306,116): Inverness, Crystal River and Brooksville on the Nature Coast, with springs and rivers rather than beaches.
- Marion County ($267,911): horse country around Ocala, with small communities such as Dunnellon on the Rainbow River.

North Florida and the Big Bend
The lowest prices in the state are here. Calhoun ($166,734), Jackson ($179,815), Holmes ($181,325), Taylor ($196,856) and Madison ($206,128) are among the cheapest counties on Zillow's index.
- Alachua County ($298,912): High Springs and Micanopy, small towns near Gainesville and the University of Florida, with the springs along the Santa Fe River close by.
- Jefferson ($305,552) and Leon: Monticello, a county seat town east of Tallahassee.
- Suwannee ($266,652) and Columbia ($267,659): Live Oak and Lake City along I-10 and I-75.
- Levy ($287,334): Cedar Key on the Gulf and Williston inland.
Cheaper prices come with longer drives to specialist care, fewer flights and thinner job markets. Many buyers here work remotely, are retired or have a job in a nearby college town or state capital. Hurricanes reach these counties too, usually weaker than on the coast, but tree damage and power outages can last longer in rural areas.
Panhandle towns away from the beach
Inland Panhandle towns offer some of the lowest prices close to the Gulf. DeFuniak Springs, the Walton County seat, has a typical value around $229,035, far below the county's $660,738, which is driven by the coast. Holmes and Washington ($220,578) counties are rural and inexpensive. Escambia ($280,027) and Santa Rosa ($350,823) include small communities such as Milton and Jay near Pensacola. These towns put you within an hour or so of the beach at a fraction of beach prices.
What small-town buyers should check
- Well and septic: many rural homes are not on city water or sewer. Get a well flow and water quality test and a septic inspection with a pump-out. Replacing a drain field is an expensive surprise.
- Flood zone: inland does not mean dry. River and lake towns have FEMA flood zones too, and lenders require flood insurance in A zones.
- Sinkholes: parts of west-central Florida have more sinkhole activity. Florida insurers must offer catastrophic ground cover collapse coverage; full sinkhole coverage is often optional and priced separately.
- Insurance on older homes: many small-town houses are older. Expect a 4-point inspection and a wind mitigation report, and get a quote before your inspection period ends.
- Land use and zoning: if you want animals, a workshop or a second structure, confirm the county's zoning and any deed restrictions first.
- Manufactured homes: common in rural Florida. Confirm whether the land is included and whether the home is titled as real property, which affects financing.
- Internet: check actual providers at the address, not a coverage map.
Taxes and the homestead in a small town
Florida has no state income tax. Property tax rates vary by county and city, and some rural counties have higher millage rates on lower values, so compare real tax bills alongside prices. Whatever the seller paid, your bill starts from a fresh assessment close to your purchase price. A permanent resident can claim homestead, worth up to $51,411 off assessed value in 2026, with a 3% or CPI cap on future increases. A second home gets only a 10% cap on non-school levies. This isn't legal or tax advice; the county property appraiser's office can confirm the numbers for a specific parcel.
Choosing between the towns
A practical order: decide the longest drive you will accept to a major hospital, an airport and your work or family. That rules out more towns than price does. Then pick a budget band using the county figures above, and visit at least two towns in the same band on a weekday, not only a weekend. Small towns can feel very different when the farmers market is gone.
Sale volume is lower in small markets, so pricing a home correctly takes more care. With fewer comparable sales, appraisals can come in below contract, and sellers can be slower to adjust. Once you have two or three towns in mind, a shortlist of homes in each makes the comparison concrete.
Who small-town Florida suits and who it frustrates
Small towns tend to suit retirees with a settled routine, remote workers with reliable internet, families who want land or space for animals, and buyers who value a quiet downtown over restaurant choice. They also suit buyers who are priced out of the coast and do not need to be near it daily.
They frustrate people who expect big-city services, frequent flights, quick contractor availability and a wide choice of specialists. Contractors in rural counties can be booked weeks out after a storm, and that matters when a roof or AC fails in August. Resale also takes longer: fewer buyers look at small-town listings, so plan to own the home long enough that a slower sale does not hurt.
