Best Places to Buy a House in Florida

There is no single best city. Here is how the main Florida markets line up by price, age mix and lifestyle.

The best place to buy a house in Florida depends on your budget and how you plan to live, because typical values on Zillow's home value index run from $251,316 in Daytona Beach to $696,122 in Palm Beach Gardens among the cities I track. Below I group the main markets by what buyers usually want, using Zillow values and Census age data, so you can narrow the state to two or three places worth visiting.

For retirees: Gulf Coast towns and The Villages

The highest concentrations of retirees are on the southwest Gulf Coast and in Central Florida:

These towns are built around retired life: medical offices nearby, golf, boating and a social calendar that peaks in winter. Punta Gorda offers the lowest entry point of the group. Naples costs the most and has the widest range of high-end homes. If you plan to make Florida your permanent home, the homestead exemption of up to $51,411 off assessed value in 2026 and the 3 percent cap on increases help keep the tax bill predictable on a fixed income.

For working buyers and families: the big metros

The cities with the lowest shares of residents over 65 are the job centers:

Orlando and Tampa sit close to the state's typical value of $375,361 and give access to two of Florida's largest job markets. Jacksonville is the lowest-priced of the group and covers a very large area, so prices and commutes vary a lot by side of town. Coral Springs is a Broward County suburb with higher values. Kissimmee, south of Orlando, gives Orlando-area access at a lower typical value. In many newer subdivisions in these metros, ask about HOA fees and Community Development District assessments, which appear on the tax bill.

For a mixed-age town with a calmer pace

Many buyers want something between a retirement town and a big metro. Cities where roughly a fifth to a third of residents are 65 and older tend to fit:

Sarasota and Bradenton sit next to each other on the Gulf Coast, with Bradenton the lower-priced of the two. Vero Beach and Port St. Lucie are on the Treasure Coast, between Palm Beach County and the Space Coast, and Port St. Lucie has a large stock of newer single-family homes. Winter Park is an older, established city on the edge of Orlando with higher values. Buyers in this group often get a mix of full-time residents and winter visitors, which keeps services open year round without the summer quiet of the most seasonal towns.

For buyers who want the beach on a moderate budget

Coastal Florida does not have to mean Miami prices. These cities come in at or below the state's typical value:

Clearwater and St. Petersburg sit on the Pinellas peninsula near Tampa jobs. Cape Coral is known for its canal network. Delray Beach gives a Palm Beach County address below Boca Raton's $580,267. For every coastal city, the flood zone and the insurance quote on the specific address matter more than the city average, so check the FEMA zone and get quotes during the inspection period.

For buyers who want big-city South Florida

South Florida's major cities carry the highest prices on the mainland:

In this group, condos are often the realistic entry point, and the building matters as much as the city. Read the milestone inspection, structural reserve study and board minutes before you buy into an older tower. West Palm Beach and Hollywood offer South Florida locations below the Miami and Fort Lauderdale figures. At the far end, Key West's typical value is $1,016,112.

Long-term value, and turning a list of cities into a decision

Many people searching this topic want to know where a home will hold or grow its value. The honest answer is that nobody can predict local prices. What the data shows statewide is a market that rose 18.6 percent over five years and has slipped 0.9 percent over the past year, with condos down 3.9 percent. Past performance varies widely by city and property type.

What tends to support a home's value over time is easier to observe: a location people keep wanting, sound construction, a newer roof and wind protection that keep insurance available, a lower flood risk, and, for condos, a building with completed inspections and funded reserves. I weigh those factors more heavily than any one year's price change when I help a buyer choose between cities.

Once you have two or three cities, compare them on the full monthly cost of owning a specific home: mortgage, property tax at the post-sale assessment, homeowners and flood insurance, HOA or CDD fees and maintenance. Then visit, ideally once in winter and once in summer. A town's traffic, heat and crowds change a lot with the season.

This isn't financial or tax advice. If you tell me your budget, how you will use the house and which of these groups sounds closest, I can build a shortlist across the cities that fit and run the monthly cost for each home on it.

What buyers ask me

What is the best city to buy a house in Florida?

It depends on your budget and lifestyle. Retirees often look at Venice, Naples, Punta Gorda or The Villages. Working buyers often look at Orlando, Tampa or Jacksonville.

Where is the best place to buy a house in Florida right now?

The statewide market is roughly flat, down 0.9 percent in a year, which gives buyers room to negotiate in many cities. Pick the place that fits your life and budget, then compare specific homes.

What is the most affordable beach city to buy in Florida?

Among the cities I track, Daytona Beach has the lowest typical value at $251,316, followed by Fort Myers at $304,566 and Cape Coral at $334,660.

Where do most retirees buy in Florida?

By Census data, The Villages (85.2 percent of residents 65 and older), Venice (61.4 percent), Naples (55.8 percent) and Punta Gorda (53.6 percent) have the highest shares of older residents.
