Best Beach Towns in Florida to Buy a House

Coastal towns sorted by what a house costs and what you trade for it

The best beach town in Florida to buy a house depends mostly on budget, because coastal prices swing by a factor of three: Zillow's home value index puts Volusia County near $324,665, Walton near $660,738 and Monroe (the Keys) near $962,885. Below I group well-known beach towns by their county's price level and what each coast trades off, so you can narrow the list before you look at listings.

How to read prices on this page

Zillow publishes values for counties and larger cities, so most numbers here are county-level. A beach town is usually more expensive than its county average, because inland areas pull the county figure down. Treat the county number as the floor of what that coast costs, not the price of a house near the sand.

Statewide, the typical Florida home is worth about $375,361, down 0.9% over the year and up 18.6% over five years. Single-family homes run about $396,809. Beach towns sit above that line in most counties, and the oceanfront itself sits well above the town.

Atlantic coast towns under the state average

The middle of the Atlantic coast is where beach access is cheapest.

These counties all sit below the statewide typical value. The catch is that most of the cheaper housing is on the mainland, one or two bridges from the beach.

Gulf and Panhandle towns at mid-range prices

Gulf beaches have calmer water and white sand on much of the Panhandle. They also sit in a hurricane path that has delivered several major storms since 2018, so insurance and building age weigh heavily on what a house really costs.

Higher-priced coasts and what you pay for

Small beach towns versus beach cities

Many buyers searching for small beach towns mean three things: low buildings, a walkable downtown and few chain-resort crowds. Flagler Beach, New Smyrna Beach, Fernandina Beach, Port St. Joe, Apalachicola, Cedar Key on the Big Bend and Mexico Beach fit that description in different ways. Smaller towns usually mean fewer listings, slower sales, longer drives to big hospitals and airports, and less choice when you want to sell.

Larger beach cities offer more inventory, jobs and services, and more traffic and density. Decide which list you are on before you compare prices, because the trade-offs matter more than a $30,000 difference in typical value.

What every beach-town house purchase needs checked

Why a house costs more than the town's condo price suggests

In most beach towns the condo supply sits closest to the sand and single-family homes sit a few streets or a bridge back. Statewide, condos run about $262,592 against $396,809 for single-family homes, and on the coast that gap is often wider. A buyer who wants a yard, a garage and no association within walking distance of the beach is shopping the scarcest product in the town.

That scarcity is why beach-town house prices hold up differently from condo prices. Condo values fell 3.9% statewide over the last year as reserve and inspection rules raised fees, while houses face a different set of costs: roof replacement, flood insurance and maintenance that no association shares with you.

Picking from the list

A simple way to narrow it down: pick a coast first (Atlantic, Gulf, Panhandle), then a budget band from the county numbers, then decide between a small town and a beach city. That usually leaves two or three towns. From there, the difference between them comes down to the actual houses for sale: their elevation, age, roof and insurance quote. This isn't legal or tax advice, and local rules vary by town and county. With two or three towns chosen, a shortlist of real houses side by side shows the trade-offs faster than any ranking.

Common questions

What is the cheapest beach town in Florida to buy a house?

On Zillow's county index, Escambia (Pensacola Beach) and Volusia (Daytona Beach) are among the lowest-priced coastal counties. Daytona Beach's typical home value is about $251,316.

What are the best small beach towns in Florida?

Small, low-rise towns buyers often consider include Flagler Beach, New Smyrna Beach, Fernandina Beach, Port St. Joe, Apalachicola, Cedar Key and Mexico Beach.

Is it more expensive to buy on the Gulf or the Atlantic?

It depends on the county. Walton on the Gulf and Monroe in the Keys are the priciest, while Escambia on the Gulf and Volusia on the Atlantic are among the cheapest coastal counties.

Do I need flood insurance in a Florida beach town?

If the house is in a high-risk FEMA zone (A or V) and you have a mortgage, yes. Many owners outside those zones buy it anyway.
