Mortgage amortization schedule

An amortization schedule shows how each year of payments splits between interest and paying down the loan, and what you still owe at the end of each year.

—

Why the early years are mostly interest

Your payment is fixed, but interest is charged on whatever you still owe. At the start the balance is highest, so most of the payment goes to interest. On a 30-year loan at 6.5%, it takes more than 21 years before half the original balance is paid off. On a 15-year loan the split shifts much faster.

What the schedule tells you in Florida

What is not in the schedule

Your monthly check to the servicer is usually larger than principal and interest. It includes escrow for property tax and insurance, which in Florida can add $1,000 a month or more on a $650,000 home. Those amounts change every year with the tax bill and insurance renewal, while the principal and interest split here stays fixed for a fixed-rate loan.

Adjustable-rate loans follow this schedule only until the first rate change.

Questions

Can I see the schedule month by month?

This tool groups payments by year to keep the table readable. Your servicer can provide a monthly schedule, and your annual Form 1098 shows the interest you actually paid.

When can I drop PMI?

On a conventional loan you can ask to cancel it once the balance reaches 80% of the original home value, and it ends automatically at 78% if you are current on payments.
