North Florida vs South Florida
Same state, two different housing markets and climates
North Florida costs much less than South Florida: Zillow's home value index puts Duval County (Jacksonville) at $294,079 and Leon County (Tallahassee) at $291,390, against $523,240 in Miami-Dade and $475,754 in Palm Beach County. The price gap comes with real differences in climate, housing stock and daily life, and Central Florida sits in between on most of them.

The price gap in numbers
Averaging four North Florida anchor counties (Duval, Leon, Alachua and Escambia) gives about $291,100 for a typical home. The three big South Florida counties (Miami-Dade, Broward and Palm Beach) average about $473,800. That is a gap of roughly $182,700 for the typical home.
- North Florida: Escambia (Pensacola) $280,027, Leon $291,390, Duval $294,079, Alachua (Gainesville) $298,912.
- South Florida: Broward $422,344, Palm Beach $475,754, Miami-Dade $523,240, and the Keys in Monroe County at $962,885.
- Exceptions in the north: St. Johns County at $492,987, Nassau at $484,963 and Walton County on the Panhandle coast at $660,738 run as high as South Florida.
Condos show the same split. Jacksonville's condo index is $171,895 and Tallahassee's $177,802, while Miami's is $383,531 and Fort Lauderdale's $403,495.

Climate: seasons in the north, tropics in the south
North Florida has four mild seasons. Winters bring frosts and some hard freezes, deciduous trees change color, and summers are hot and humid. South Florida is tropical, with warm winters, a long wet season from late spring into fall, and frost almost never.
- Heating: North Florida homes use their heat more often, and freeze protection for pipes and plants is a real concern a few nights a year.
- Landscaping: palms and tropical plants thrive in the south; the north looks more like the rest of the Southeast, with oaks and pines.
- Time zone: most of the Panhandle west of the Apalachicola River runs on Central time, while the rest of the state uses Eastern.

Hurricanes, flooding and insurance in both regions
No part of Florida is out of hurricane reach. Hurricane Michael struck the Panhandle in 2018, and Hurricane Ian hit Southwest Florida in 2022. The differences are in how the risk is priced and built for:
- Building code: Miami-Dade and Broward fall under the High Velocity Hurricane Zone provisions of the Florida Building Code, the strictest wind rules in the state.
- Construction: concrete block is the norm in South Florida; wood frame is more common in North Florida, which affects wind mitigation credits.
- Premiums depend on distance from the coast, construction, roof age and flood zone more than on region. A house 30 miles inland in North Florida usually prices very differently from a coastal one in either region.
- Everywhere: the hurricane deductible is a percentage of dwelling coverage (2%, 5% or 10%) applied once per calendar year, flood insurance is separate, and lenders require it in FEMA A and V zones.
Check the FEMA zone of each address and get insurance quotes during your inspection period, wherever you buy.
Housing stock and daily life
- South Florida is dense and built out from the coast inland. High-rise condos line much of the shoreline, single-family neighborhoods fill the land behind them, and newer subdivisions push west toward the Everglades. Traffic is heavy, and the Brightline train links Miami, Fort Lauderdale and West Palm Beach with Orlando.
- North Florida has more land per house, more wood-frame and brick homes, larger lots and rural acreage within reach of the cities. Jacksonville is a sprawling metro with suburbs spreading into Clay, St. Johns and Nassau counties. Tallahassee and Gainesville are anchored by state government and the universities.
- Age profile: Census data shows 14.9% of Jacksonville residents and 11.7% of Tallahassee residents are 65 or older, compared with 15.9% in Miami and 24.6% in Boca Raton.
Central Florida vs South Florida
Many buyers who search north vs south end up comparing Central Florida with South Florida instead. Central Florida's main counties sit between the two:
- Orange (Orlando): $400,964. Seminole: $400,341. Osceola: $359,224.
- Hillsborough (Tampa): $375,501. Pinellas: $368,917. Polk: $295,509.
- Space Coast and Volusia: Brevard $342,346, Volusia $324,665.
Central Florida has an inland core around Orlando and Lakeland with lakes instead of beaches, and the Tampa Bay and Space Coast areas on the water. It is cooler in winter than South Florida, sees occasional frost, and costs less: Orange County runs about $21,400 below Broward, and Hillsborough about $100,250 below Palm Beach.
Taxes and condos work the same statewide
The state rules do not change by region. Florida has no state income tax. A permanent residence gets up to $51,411 in homestead exemption and a 3% or CPI cap on yearly assessment increases; a second home gets no exemption and a 10% cap on non-school levies. Local millage does vary, so compare the actual tax bill for each address after the reset to your purchase price.
Condo safety rules apply everywhere too: milestone inspections for buildings of three or more habitable stories and a Structural Integrity Reserve Study every 10 years. South Florida has far more older high-rises, so the fee increases and special assessments tied to these rules are more common there. Florida's typical condo, at $262,592, lost 3.9% of its value over the year.
Testing a region before you commit
The regions feel different enough that a short visit in the wrong month can mislead you. A few ways to test the choice:
- Visit in two seasons. January shows you the north at its coolest and the south at its busiest. August shows you heat, humidity, afternoon storms and summer traffic.
- Drive your real routes at rush hour: work, the airport, a hospital, a grocery store and wherever family will visit.
- Price insurance on two actual addresses, one in each region, with the same coverage. The difference is often larger than the price gap suggests, in either direction.
- Compare full monthly cost, not price alone: mortgage, tax after the reset, insurance, HOA or condo fees, and any CDD.
- Look at the housing you would actually buy. A South Florida budget may mean a condo where the same money buys a house with a yard in North Florida.
Who each region fits
- North Florida fits buyers who want more house or land for the money, seasons, and a pace closer to the rest of the South, and who do not need tropical winters.
- South Florida fits buyers who want warm winters, high-rise or beach living, international airports and big-city culture, and who can absorb higher prices and dense traffic.
- Central Florida fits buyers who want a middle price, access to both coasts and the Orlando and Tampa job markets.
Across Florida, the typical home slipped 0.9% in the last year and gained 18.6% over five. A shortlist that puts one town from each region side by side at your budget makes the trade-offs easy to see.
Questions buyers ask
Is North Florida cheaper than South Florida?
Generally yes. Duval and Leon counties sit near $290,000 to $295,000 in Zillow's index, against $422,344 in Broward, $475,754 in Palm Beach and $523,240 in Miami-Dade. St. Johns, Nassau and Walton counties are the main northern exceptions.
Does North Florida get cold?
It has mild winters with frosts and occasional hard freezes. South Florida rarely, if ever, sees frost.
Is North Florida safer from hurricanes than South Florida?
No region is out of reach. The Panhandle was hit by Hurricane Michael in 2018. Distance from the coast, elevation and construction matter more than region.
Is Central Florida a good middle ground?
For many buyers, yes. Orange and Hillsborough counties run about $375,000 to $401,000, below South Florida's big counties, with access to both coasts.
