No HOA Communities Florida

Freedom from an association, and the costs and rules that remain

No HOA communities in Florida are mostly older neighborhoods, rural acreage and the big pre-platted lot cities such as Cape Coral, Port St. Lucie, Palm Bay, North Port and Deltona, while most newer subdivisions come with an HOA and often a CDD. Zillow's home value index puts the typical Florida single-family home at $396,809, and several of those pre-platted cities sit well below it, with Palm Bay at $303,347 and Deltona at $297,684.

Where homes without an HOA are found

Most new construction from national builders is the opposite: an HOA from day one, and in many master-planned communities a Community Development District that adds an assessment to the tax bill.

Prices in places with a lot of non-HOA housing

Zillow values cover all homes in each city, with and without associations, but they show the price level where non-HOA streets are common:

All five are below the state's typical single-family value. Statewide, home values are down 0.9% over the past year and up 18.6% over five years. Rural counties go lower still; Calhoun, Jackson and Holmes counties all sit under $182,000.

No HOA does not mean no rules

A listing that says no HOA tells you there is no mandatory association collecting dues. It does not tell you there are no restrictions.

Costs that replace HOA dues

Without an HOA, some shared costs move to you or to the local government:

A municipal lien search should show existing city assessments and open permits. Pair it with a call to the city's utilities department.

What you gain and what you give up

Buyers choose no-HOA homes for concrete reasons: parking a boat or RV at home, painting the house any color, running a home-based business within zoning limits, putting up a fence or shed without approval, and avoiding monthly dues and the risk of special assessments voted by a board.

The trade-off is that your neighbors have the same freedoms. A next-door boat trailer, an unpainted fence or a neglected lawn is handled by code enforcement, if at all. Before you buy, drive the street on a weekday evening and a weekend morning, and look at the condition of the houses on both sides and across the street.

Building a new home on a lot with no HOA

In the pre-platted cities, many buyers skip the resale market and build on a vacant lot. It is one of the few ways to get a new house without a builder's HOA. Before you buy the lot:

The finished house carries no association dues, but you still pay for the lot, site work, impact fees and the permits, all of which should be priced before you compare it with a resale home.

Inspection and insurance points for older non-HOA homes

How to search for no-HOA homes

Listing portals let you filter for no HOA fee, but the field is filled in by agents and is not always right. A zero in the HOA field can also hide a CDD on the tax bill or a mandatory association that charges yearly instead of monthly. Check three things on every candidate: the HOA field and disclosure, the property tax bill for CDD or non-ad valorem lines, and the recorded restrictions from the title company. If you tell me the area and the reason you want no HOA, whether it is a boat, a business or just independence, I can build a shortlist that fits it.

Questions buyers ask

Are there still neighborhoods without an HOA in Florida?

Yes. Pre-platted lot cities such as Cape Coral, Port St. Lucie, Palm Bay, North Port and Deltona, older in-town neighborhoods and rural acreage all have many homes with no mandatory association.

Can I park a boat or RV at a Florida home without an HOA?

Often yes, but check recorded deed restrictions and city or county code. Some cities limit where boats, trailers and RVs can be parked even without an HOA.

Do no-HOA homes in Florida have CDD fees?

Usually not, since CDDs are tied to newer planned communities, but always check the tax bill. Non-HOA areas can still have city or county special assessments for utilities or roads.

Is a home without an HOA cheaper in Florida?

You save the monthly dues, but you pay for exterior upkeep, any city assessments and amenities yourself. Several cities with lots of non-HOA housing sit below the state's typical single-family value of $396,809.
