Florida Homestead Exemption How to Apply
The filing steps, the paperwork, and the timing rules that trip up new owners
To get Florida's homestead exemption, you must own the home and make it your permanent residence as of January 1, then file with your county property appraiser by March 1 of that year, usually online. In 2026 the exemption takes up to $51,411 off the assessed value and brings the Save Our Homes cap, which limits future assessment increases to 3% or inflation, whichever is lower.

Who qualifies
The test has three parts, and all of them must be true on January 1 of the tax year:
- You hold title. Your name, or a qualifying trust or life estate you hold, must be on the recorded deed.
- It is your permanent residence. You live there with the intent to stay, and it is the home you treat as your true home for legal purposes.
- You don't claim a residency-based exemption elsewhere. That includes another Florida property and a residency-based tax benefit in another state or country, such as a primary residence credit up north.
Married couples get one homestead per family unit. If spouses own two homes, only one can be the homestead.
Citizenship is not required, but legal permanent residence is. A U.S. citizen or a green card holder can qualify. Many Canadians who spend winters in Florida as visitors, and foreign owners on temporary visas, cannot claim homestead because they are not permanent residents of Florida. Their homes are taxed as non-homestead property, with no exemption and a 10% annual cap on non-school assessments.

The documents property appraisers ask for
Each county's application asks for roughly the same proof. Having it ready before you start saves a second trip:
- Social Security numbers for each applicant and for a spouse, even a spouse not on the deed. Florida law requires them on the application.
- Florida driver license or Florida ID card showing the homestead address.
- Florida vehicle registration for any vehicles you own.
- Florida voter registration at the address, if you are a registered voter, or a recorded declaration of domicile.
- Permanent resident card if you are not a U.S. citizen.
- Recorded deed, or the date and book and page of recording. Most appraisers pull this themselves.
- Trust documents if title is held in a trust.
The driver license and registration are the two items people leave too late. Florida gives new residents 30 days to get a Florida license, and the DMV appointment can take time in some counties. Book it the week you close.

Step by step: filing the application
The process is the same shape in all 67 counties:
- Close and record. The title company records your deed within days of closing.
- Move in and change your legal address. License, registration and voter registration all go to the new address.
- Go to your county property appraiser's website. Most have an online homestead application. You can also file in person or by mail on the state form, DR-501.
- Add any other exemptions you qualify for. Seniors with limited income, widows and widowers, people with disabilities, and veterans with service-connected disabilities can apply for additional exemptions on the same filing.
- If you sold a Florida homestead in the past few years, file for portability at the same time on the transfer form, DR-501T, so your old Save Our Homes savings move with you.
- Keep the confirmation. Later, check your August TRIM notice to confirm the exemption is shown.
You can file any time after you qualify, up to March 1. If you closed and moved in during 2026, you're applying for the 2027 tax year, and the deadline is March 1, 2027.
The January 1 rule and what it means for your first bill
Florida taxes on the status of the property on January 1. If you close on February 10, you did not own the home on January 1, so you can't claim homestead for that year. The year's bill is calculated on the seller's assessment and exemptions, and your first year of homestead is the following January.
This has a practical effect that surprises buyers. In your first year, you get the seller's tax bill, which may be very low if the seller had homestead for years. The next year, the assessment resets to market value as of January 1, your exemption applies, and the Save Our Homes cap starts fresh from that new base. Zillow shows Florida values up 18.6% over five years, so a seller who bought five years ago may have a capped assessment well below the price you paid.
If you close late in December and move in before January 1, you can qualify for the coming year. Timing a closing around the new year is one of the few moves that makes a clear tax difference.
Missed the March 1 deadline
Late filing is possible, but it isn't automatic. Florida allows a late application, typically up to 25 days after the property appraiser mails the TRIM notices in August, if you can show extenuating circumstances. If the property appraiser denies it, you can petition the Value Adjustment Board.
Don't count on this route. Extenuating circumstances usually means something outside your control, such as a serious illness or a documented error, and the board decides case by case. Forgetting, or not knowing about the deadline, rarely qualifies. Missing a year costs more than the exemption itself: without homestead on January 1, the Save Our Homes cap doesn't start that year either, so your capped base is set a year later, at whatever the market value is then. File as soon as you qualify. An online filing in your first week of residence is the safe move, and you can file before March 1 even if the TRIM notice is months away.
After you're approved
The exemption renews automatically each year as long as you keep qualifying. You don't refile. Most counties mail a renewal receipt or card early in the year, and you're expected to tell the property appraiser if something changes.
Things that can end it: moving out and making another place your permanent home, claiming a residency-based exemption elsewhere, or transferring title in a way that changes who owns the home. Leasing out a homestead property can also affect it, so check with the appraiser before doing so.
Wrongly claimed homestead gets back-assessed with penalties and interest for up to ten years, plus liens on the property. This isn't legal or tax advice, and if your situation involves a trust, a non-citizen spouse or a second property elsewhere, have an attorney or the property appraiser's office review it.
Amendment 3, on the November 3, 2026 ballot, proposes changes to homestead and non-homestead property taxes and needs 60% to pass. The result wasn't known when this was written. If you're picking among homes in different counties, a shortlist can include the current tax bill and an estimate of yours after the reset.
Quick answers
When is the deadline to apply for homestead exemption in Florida?
March 1 of the tax year. You must have owned and lived in the home as your permanent residence on January 1 of that year.
Can I apply for homestead right after closing?
Yes, once you have moved in and made it your permanent residence. The exemption applies starting January 1 of the next year if you closed after January 1.
What documents do I need for Florida homestead exemption?
Social Security numbers for you and your spouse, a Florida driver license or ID at the address, Florida vehicle registration, voter registration or a declaration of domicile, and a permanent resident card if you are not a U.S. citizen.
How much does the Florida homestead exemption save?
It removes up to $51,411 of assessed value in 2026: $25,000 from all taxes and up to $26,411 more from non-school taxes. The dollar savings depend on your local millage rate. The 3% Save Our Homes cap usually saves more over time.
Can a Canadian get homestead exemption in Florida?
Only with legal permanent residence in the United States and Florida as their permanent home. Canadians who stay as seasonal visitors generally do not qualify.
Do I need to reapply for homestead every year?
No. It renews automatically while you continue to qualify. Notify the property appraiser if you move out or your ownership changes.
