Cheapest Beach Towns in Florida
Cheap coast exists in Florida. It just isn't where the postcards are
The cheapest beach areas in Florida are on the Big Bend and the western Panhandle, plus older condos in a few Atlantic and Gulf beach cities: Taylor County's typical home value is $196,856 and Dixie's is $217,764, against $962,885 in Monroe. Below I rank coastal counties with Zillow's home value index, then explain what each low price is really buying you.

The Big Bend: cheapest, and mostly not a sand-beach coast
Taylor, Dixie, Levy, Wakulla and Citrus are the least expensive stretch of Florida coastline. Towns there include Steinhatchee and Keaton Beach in Taylor, Horseshoe Beach and Suwannee in Dixie, Cedar Key in Levy, and Shell Point and Panacea in Wakulla. Crystal River and Homosassa are in Citrus.
The price reflects what the coast is. Much of the Big Bend is salt marsh, shallow flats and tidal creeks, with few long sandy beaches. It draws people who fish, scallop and boat. Services, hospitals and airports are farther away than in the big metros. These areas also sit low and flat, which makes storm surge a central risk; Hurricane Idalia made landfall in this region in 2023, and Helene in 2024.
If you want a quiet water town and you plan around elevation and insurance, the Big Bend gives you the most coastline per dollar in the state.

Beach-city condos under $250,000
The other cheap route to the sand is an older condo in a beach city. Typical condo values in Zillow's data:
- Deerfield Beach: condos $148,030, all homes $271,903.
- Clearwater: condos $194,891, all homes $340,654.
- St. Petersburg: condos $199,382.
- Pompano Beach: condos $245,906.
- Hollywood: condos $249,577.
Compare that with Miami Beach condos at $460,054 and Fort Lauderdale at $403,495. The lowest condo figures usually reflect older, smaller units, often in buildings away from the water and sometimes in age-restricted communities. Florida condo values statewide are down 3.9% over the past year, the weakest segment of the market.
A cheap older condo comes with Florida's post-2022 condo rules. Buildings three or more stories need milestone inspections and fully funded structural reserves. Some older beach-area buildings have raised monthly fees sharply or levied large special assessments to catch up. Read the budget, the reserve study and the milestone inspection report before you count the unit as cheap.
Affordable Atlantic coast options
On the east coast, Volusia at $324,665 and Brevard at $342,346 are the most affordable counties with long Atlantic beaches. Volusia includes Daytona Beach, Ormond Beach and New Smyrna Beach. Brevard is the Space Coast, with Cocoa Beach, Satellite Beach and Melbourne Beach on the barrier island and cheaper mainland cities on the lagoon. Melbourne's typical value is $357,832 with condos at $174,557, and Palm Bay is $303,347, though Palm Bay sits on the mainland side, across the lagoon from the ocean beaches.
Duval at $294,079 is cheaper on paper, but the beach towns there, Jacksonville Beach, Neptune Beach and Atlantic Beach, are separate cities, and the county figure is pulled down by inland Jacksonville. Flagler at $350,266 includes Flagler Beach, a small town with a fishing pier and a low-rise feel.
Affordable Gulf and Panhandle options
On the Gulf side of the peninsula, Charlotte at $298,906, Hernando at $306,116, Pasco at $328,125 and Lee at $334,485 sit under the state figure. Charlotte includes Punta Gorda and part of Englewood. Hernando and Pasco have Gulf access through canals and small beach parks more than wide sandy beaches.
In the Panhandle, Escambia at $280,027 includes Pensacola, Pensacola Beach and Perdido Key. Bay at $343,009 includes Panama City Beach and Mexico Beach. Santa Rosa at $350,823 includes Navarre, and Okaloosa at $352,929 includes Fort Walton Beach. Walton at $660,738, home to the 30A area, shows how fast prices climb along the same coastline.
Living a few miles inland from the beach
The biggest discount in most coastal counties comes from crossing the bridge. Barrier islands and beachfront blocks carry the premium; the mainland a few miles back is where the county's typical value comes from. Largo is a good illustration: its typical value is $335,649 and its condos $160,055, a short drive from the Pinellas Gulf beaches. Spring Hill in Hernando sits at $303,307. Palm Bay at $303,347 and Deltona at $297,684 are both a drive from Atlantic beaches rather than on them.
Living inland has practical upsides beyond price. Mainland homes are often outside the highest-risk surge zones, which can mean lower flood premiums or none required by the lender, and wind insurance usually costs less a few miles from the coast. You also tend to get newer housing stock, more single-family homes and lower association costs.
The trade-off is the drive, and on summer weekends and during peak season in some areas, bridge and beach traffic can turn a 15-minute trip into much longer. Drive it at the times you'd actually go before you decide.
What a low price at the beach can hide
- Flood zone and elevation. Many cheap coastal houses are in A, AE or V zones. Lenders require flood insurance there. Pull the FEMA map and ask the seller for any elevation certificate.
- Wind insurance. Coastal homes cost more to insure, and some end up with Citizens Property Insurance. Get quotes during your inspection period, including the hurricane deductible.
- Older construction. Pre-2002 homes were built before the statewide Florida Building Code. Roof age, wind mitigation features and the 4-point inspection drive insurance pricing.
- Salt air. AC units, metal railings and roofs wear faster near the water.
- Second-home taxes. If the beach place isn't your permanent residence, there's no homestead exemption and the assessment can rise up to 10% a year on non-school taxes.
Put the insurance and flood quote next to the purchase price before deciding a town is cheap. A shortlist that includes those quotes for two or three of these counties is the most useful way to compare them.
Florida: questions and answers
What is the cheapest beach town in Florida?
By county, the cheapest coastal areas are on the Big Bend: Taylor County at $196,856 and Dixie at $217,764 in Zillow's index, with towns such as Steinhatchee and Horseshoe Beach. For a sandy Atlantic beach, older condos in Deerfield Beach, with a typical condo value of $148,030, are among the lowest prices.
Where can I buy a cheap beach house in Florida?
Look at the Big Bend, the Pensacola area, Volusia and Brevard on the Atlantic, and Charlotte on the Gulf. Expect older homes, flood zones and higher insurance than inland.
Is the Gulf coast or the Atlantic coast cheaper?
Both coasts have cheap and expensive stretches. The Big Bend and western Panhandle are the cheapest overall, while Collier, Walton and the Keys on the Gulf side are among the most expensive counties in the state.
Are beach condos in Florida cheaper now?
Statewide condo values are down 3.9% over the past year in Zillow's data. Part of that reflects higher fees and assessments in older buildings after the 2022 condo law, so a lower price can come with higher monthly costs.
